Overview
Howlet is a haven in the hills above the river Till, from which you can look out over the valley, watching for wandering deer during the day and shooting stars in the Dark Sky at night. What’s more, you can do it all from the jacuzzi tub set in a beautiful, tiled alcove outside, from the super king-sized bed or from the sofa , thanks to giant picture windows that open out onto the deck. Splashes of colour and Moroccan patterns give the interior a hint of contemporary chic, but the local ceramics and toiletries combine with a use of natural textures and fabrics under its sedum roof to blend the space perfectly into its surroundings and invite you out to explore.
You’ll quickly discover the outdoor firepit area, the games room, shared with sister cabin Brock, and the sauna that sits between the two. Then you’ll venture further afield, perhaps making the two-mile walk to the ancient Duddo stone circle, visiting the beautiful Routin Linn waterfall or wandering into the village of Etal, where you’ll find Northumberland’s only thatched pub. If walking feels too much like hard work, a local company can drop e-bikes at the cabins, or you can just stay home, get a lesson in breadmaking, take a pilates session and hang out in the impossibly soothing surrounds of Howlet.

Meet Rosie
Rosie’s parents had been running the family farm and a successful business, Carroll Heritage Potatoes, supplying unique and rare potatoes to chefs nationwide. However, the closure of restaurants during the pandemic forced the family to re-evaluate and make the difficult decision to sell the potato business. Rosie saw that taking their existing farm cottage rental to a new level could help the farm, which has been in her family for nearly a century, thrive and diversify. They grow oats, wheat, and beans both organically and regeneratively, with Tiptoe Retreat supporting the farm's legacy and ensuring its sustainability for many more generations to come.
Wildlife and environment
Tiptoe is nestled at the end of a quiet lane, ensuring unmatched privacy, breathtaking views, and enchanting dark skies perfect for stargazing. You may spot deer, hares, badgers, and foxes. By the river, watch for salmon, sea trout, grayling, and brown trout in their natural habitat. In the skies, buzzards and barn owls soar, joined by a vibrant variety of bird species. The family work with the Berwick-Upon-Tweed Red Squirrel Group and the River Tweed Commission Partnership. They also have bee hives, supporting pollination and generating delicious, sustainable honey. The cabins have sustainability at their core, with solar panel systems and internal heat pumps, a sedum green roof on Howlet, and the use of sustainably sourced timber milled just 3.5 miles away, sometimes from the farm itself. Custom fittings and furniture were crafted from Tiptoe's oak and ash timber by a skilled local joiner and the cabins were constructed with the help of local builders and rest on innovative, concrete-free screw pile foundations.

We had a wonderful stay. The cabin was in a peaceful location, with spectacular views and very well equipped. 3 nights of relaxation and time to explore.

We had a wonderful time at Howlet. Clean, beautiful, a fabulous attention to detail and the prettiest cabin we’ve ever stayed in. What they don’t tell you is the VIEW. It’s absolutely stunning, overlooking tall trees and the wonderful river. Would highly recommend Tiptoe for a few peaceful nights away, no matter the weather. The cosy fireplace and loving living room mean you can have a little slice of luxury while living the woodland life too. The jacuzzi bath and sauna are both a treat too. Easy 5 stars and would love to visit again.

Absolutely superb stay. What a fantastic cabin and view. Everything is immaculately appointed, super premium touches and the best bath tub with a view.

I dont know where to begin! I dont recall the last time I truly switched off and relaxed. The Howlet cabin was a little bubble of luxury- stunning surroundings, dark skies with a blanket of stars, views of the Cheviots, watching wildlife from the balcony, listening to the river, snuggling by the wood burner and enjoying a cheeky outdoor bathe. The cabin interior is stunning- so tasteful and stylish. Every detail was considered- from welcoming our dog to providing sustainable coffee pods and luxury local bathroom products. We arrived to find a complementary locally bake loaf and honey and eggs. We arrived at the cabin when it was dark and woke the following morning to the delight of the scenery from the floor to ceiling glass sliding doors. This cabin is a special place. We felt very considered and looked after and we will definitely return .

Our stay at Howlet was incredible. The property was an absolute dream. Remote, stunning views, modern and cosy, warm, and luxurious. I couldn't have asked for more to be honest.

Our stay in Howlet was an absolutely wonderful experience! Since we got there on a rainy day, I booked myself onto the bread making therapy session which was brilliant and I'd highly recommend! We made two delicious loaves which paired nicely with the honey, jam and eggs that was provided in the cabin for our breakfast. The cabin was accessible, clean, cosy and offered a stunning view from every side. It was impossible to miss a beautiful sunset or sunrise. On the second day, we explored the beautiful riverside walks from the cabin. It was well signposted and perfect for our dog. The owners were incredibly welcoming and made sure we had everything we needed. I left relaxed and refreshed and is the perfect stay if you're looking for a peaceful retreat or a base for exploring Northumberland.

We were wowed as soon as we arrived to the cabin by the size of the place and the location. It was sun set when we checked in and the light flooding the cabin through the floor to ceiling windows was amazing. The cabin far exceeded what we expected as we do a lot of uk holidays, this was by far the best accommodation we have chosen, the size, the finishing touches, the feeling of luxury in the great outdoors. The cabin is well equipped with everything you need, I always bring extra things etc tea towels and bottle opener but we didn’t need anything. The outdoor bath with hot and cold running water was our favourite part accompanied by the spa smelling soaps, dressing gowns and thick fluffy towels made it pure heaven. The location was brilliant, we traveled from the cabin to lots of places we had planned to visit and the access in and out is very easy to navigate. Our only regret is that we didn’t book to stay longer
