Overview
When owners Simon and Anna found the Beach House, it was a forgotten wreck that seemed to have washed up on the coast. Fortunately, Simon is a professional designer and builder of cool, sustainable living spaces, so he saw only potential. The Beach House is now a two-bedroom, open plan beach cabin with a casual, upcycled feel and touches of flair in the lounge swing, the euphonium sink and a scattering of found and foraged objects. The whole place is off grid and solar-powered, apart from the glowing wood burner and the gas-heated shower. Drinking water is provided in containers, and you should use the shower and sink water sparingly. The rainwater gathered for the shower and sink is not potable and Simon and Anna are keen to minimise the impact of the space in any way they can. While the space is beautiful on the inside, it’s the setting that steals the show. The master bedroom, kitchen and lounge have sea views, and you can stoke the BBQ on the broad deck, stroll through the gate for a paddle and be back with a glass of wine in your hand before the coals settle.
The Beach House is a perfect place for just doing nothing. The beach is usually deserted and the water shallow, certified clean and warmer than you’d expect, although distant when the tide is out. It’s also in the middle of an Site of Specific Scientific Interest and bird reserve, so there’s plenty of wildlife to look out for if you can tear your eyes off the sea view. If you do decide to venture out, then there’s a 6-mile circular hike through the reserve and plenty of local attractions a little further off, from Leeds Castle and fossil hunting at Minster Leas, to local vineyards producing award-winning wines. Despite the remote feel of the site, you’re not too far from shops for stocking up on water and local produce. You’re also never that far from a great pub. The Ferry House Inn is a good hike (1.5hrs) or short drive away, and you can head for Leysdown to get fish & chips and eat them on the seafront, or whisk them home to your beach house, before you fall asleep on the sofa with the sound of the surf.

Please note the postcode ME12 4RH gets you to Leysdown, please follow directions below after that:
A2/M2 to junction 5, and then A249 towards Sittingbourne and Sheerness. Follow the road over the bridge onto the island, and at the double roundabouts take the signpost to the right (east) to Leysdown. Keep on the road straight through to Leysdown and straight out the other side, until you reach the sea. Keeping the sea on your left, stay on the same road right through, past the football pitches, until you reach Muswell Manor, where the road turns left. Follow the left turn and continue until the road turns to a dirt track. Follow the dirt track for 800 yards. You will see a row of ramshackle cottages up on the sea wall on the left hand side. The Beach House is the second cottage on the left, timber clad. The gate up to the parking is on the left. Pull over in the layby or call Simon on his mobile (Simon's number is in your email confirmation and the owner's will email you with this) when you are on Sheppey. He can open the gate for you to park at the Beach House.
Parking is either 1 minutes walk on Shellness Road, in a lay by just after the slip path up to the beach houses, or up the private dirt track slip road to within the gates of The Beach House. Please note, parking in The Beach House requires reversing along the sea wall path. It’s off-road, narrow and a little challenging but easy enough.

Brambledown Farm Shop, (approx 10-mins drive) in Brambledown on the road to the beach house (left hand side before Leysdown) stocks fresh produce including fruit, veg, a butchers, and often good fresh seafood.
Stock up at the huge Morrisons on the left just after you cross the bridge onto the Island.
Leysdown, the nearest town (approx 5-mins drive) has a local bakers, convenience stores with late openings, fish and chips and pie and mash.
Walk for an ice-cream at the local ice cream hut – (appox 15-minute walk) along the sea wall from the beach house in the direction of Leysdown.
Pubs & restaurants
The Ferry House Inn - A 16th Century Country House at nearby Harty serves locally produced food, including fish caught from the estuary nearby, and has a children’s menu, with wide water views and open fires. You can walk there from the beach house if you fancy a longer walk.
Taste a bit of seriously old-school British seaside town with fish and chips or ice-cream in Leysdown.

Get fossil hunting down on the beach at Minster Leas, walking eastwards towards the cliffs. Famous for the quantity and quality of fossils in the London Clay. Keep a sharp eye out for sharks teeth, fossilised turtles and snakes. Not forgetting the mud and incoming tide.
Ride the waves at Minster windsurf academy (13-minutes away, 7 miles)
Go to the RSPB’s Elmley National Nature Reserve which feels like genuine wilderness, hard to believe it’s in Kent.
Visit Barton’s Point Coastal Park, on the edge of Sheerness, for watersports including fishing, pedal boats or kayaking on a boating lake and enjoy all day breakfast or cream tea at the Boat House Café.

Meet Simon and Anna
The Beach House is Simon and Anna's holiday home which they enjoy with their two children. Simon’s job is to design, make and build special spaces, specialising in projects which incorporate wood, reclaimed and salvaged materials – and he first found the place when asked to renovate a neighbour’s beach house on the same stretch. They fell in love with the location. They then bought The Beach House, which was completely wrecked and had been unoccupied for several years, and Simon fully rebuilt and restored it. Most of the property – from the structure, to the kitchen and bathroom, to the lamp fittings, has been made by Simon.
Wildlife & the environment
The Beach House is located in a Site of Special Scientific Interest (SSSI) nature reserve for birds, it’s an ideal base for birdwatchers. Look out for Marsh Harriers, owls, waterfowl and butterflies. Seals are seen regularly just offshore, and it’s magic for watching stars at night (Simon and Anna sit for hours watching by the fire pit or the hammock!) The site is off-grid and solar powered that uses harvested rainwater from the roof but this is glamping with extra comfort.

The beach house is absolutely wonderful! We stayed for 3 nights but I could have easily stayed longer; being right on the beach and just meters away from the sea when the tide is in is just perfection! We also brought our two frenchies who loved every second! The Saturday saw lots of activity on the beach, from a hang glider that swooped right past our window, paddle boarders, sail boats and cold water swimmers. It inspired us to have a dip on the Sunday morning! The water was around 17* and what an experience it turned out to be! My husband and I spent the evenings on deck chairs, with our toes in the sand sipping prosecco and playing beach games, all thoughtfully provided by the host. We also took a walk into the nearest town which took about 30 minutes - I was delighted to find a string of arcades, cafes an ice cream shops! The beach hut itself is so beautiful-full of character, thoughtful touches, wonderfully warm and simple. Plenty of space if 4 of you were staying. I already know we’ll be going back next year!

The Beach House was absolutely perfect, off grid as described which provided beautiful peace. The views from every room are outstanding and with the beach right on your doorstep, couldn't want for anything else. Simon the owner was extremely helpful and always on hand with any issues. The beds were so comfortable, hard to get out of, especially when you wake up to a view of ocean. The fire pit was great to have at night and look up at the stars. I would go back there again for sure. x

The beach house was everything we hoped it would be, stunning location, and finished to an extremely high standard. The off grid set up allowed us to switch off from life's worries and fully appreciate the fantastic location. Simon (the host) fully explained how to get the best out of our stay, and ran through the functionality of the beach house to ensure we had no issues. We took 2 young children with us who loved it, and have already asked when we are going back. Overall I would highly recommend.

Well where do we begin! We absolutely loved our stay here. It’s exactly what we were looking for. Beautiful renovated rustic beach house, peaceful, basically a private beach all to yourselves, we only saw about 6 people walking their dogs along the beach during our whole week stay! The sunrise and sunsets were amazing to see, and there’s plenty of wildlife so bring your binoculars. There are indoor & outdoor games provided, but definitely also bring a few books to read and get cosy by the indoor fire. We visited the arcades & got lovely fish and chips which is only a short 5 minute drive into the seaside town and brought it back to eat on our deck. Everything was so beautiful and we will definitely be recommending and returning. Thank you Simon!

Magical from beginning to end. The cabin itself is beautifully rustic, lovingly restored with everything you could possibly need for a comfortable stay and lots of unique quirks, from the bathroom sink to the secret children's den in the eaves. But it's the location that makes The Beach House so special. Having your morning cup of tea watching the sun rise over the sea, star gazing at night wrapped in blankets around the fire pit, games on the beach, reading on the hammock in the sun, BBQing on the terrace as the sun went down, walks along to Shellness or further through the nature reserve. Aside from a delicious Sunday lunch at the Ferry House we never left, because everything we needed was right there and the kids (age 7 and 10) adored exploring and playing on the beach. My only complaint? Our stay wasn't nearly long enough!

We absolutely loved our stay at The Beach House. It was great to start by meeting the owner Simon who showed us round. He has don't such a beautiful job restoring the house and making it so comfy. There are some great design touches to the interior, a very cool feel of shabby lux - but also in the detail such as beautiful bed linen and nice thick towels which makes a real difference. We were impressed by the smart 'off-grid' technology - if you are careful (well, just follow the instructions..) then the house was easy. We had power and hot water when we needed it. We had an extremely relaxing stay, the house almost forces that on you...beautiful big skies, hammock time, peace and quiet...just what we hoped for. I would make sure future guests know to take some food with them for their first few meals. That way you don't have to make the journey into the local shops which kind of breaks the spell. I'd re-book in a heartbeat and intend to for 2024.

It was even better than expected. So picturesque and peaceful. We had originally planned to go for trips around the island but we only left the hut to go for walks along beach as we were just so keen to get back and enjoy it. Lovely sitting on the terrace listening to the waves. The sunrises were spectacular. Sitting by the fire and roasting marshmallows was a highlight as was stargazing until our necks were sore. Simon and family have created a beautiful and tranquil place. It's off grid but super comfortable. And it was lovely talking to Simon about his ethos and experience restoring such a stunning place. We would all love to go back!

We had the most amazing stay in an idyllic location. The house is beautiful and a credit to its environmental conscious owners. We had a lovely stay, when the tide goes out, you can walk right out through the mudflats to the sea barefoot and it's an incredible transient landscape.

Just as picturesque and amazing as expected. Being right on the beach is such a relaxing experience. We mainly spent our time relaxing at the hut and watching the tide come and go. The highlight was a surprisingly warm sunset swim on the final evening.

We loved it! A beautiful location and such a thoughtfully created and decorated place. Waking up to those views each day was a privilege. We had everything we needed, enough water, solar electricity, towels, games, books, bbq, the sea to swim in every day, long walks on the doorstep and a cosy fire for the one cooler morning. Bliss!

We had a wonderful time at the Beach House, helped by marvellous weather, although we agreed that it would have been also very enjoyable in more 'exciting' weather conditions. The house is well insulated and constructed. Lots of clever and unusual up cycling. A very cool layout and we loved being able to step out from three sides of the house onto the decking, all with great views and sitting areas. The early morning was perfect - a vast expanse of unpeopled beach, sea and immense sky. Brilliant walks on the nature reserve too. We met two enthusiastic ladies on official Bird watch patrol, who told us what to look out for. Otherwise no real facilities (as described in the info) and when we walked to the pub, we found out it was closed in September. None of which bothered us. Go for the peace and tranquility and stunning views. I'm looking forward to a re visit, if there is ever any space :)

We had a wonderful time at the Beach House, so much so we didn’t want to leave and would happily move in! It is a beautiful house in a fantastic location and you can never get bored of the views. The house itself had everything we could need and some wonderfully creative features that we loved. It was so great to be able to step out of the doors and onto the beach for a swim or walk. Simon was very welcoming and considerate, and communication from himself and Anna was fantastic throughout. Highly recommend and cannot wait to return one day.

This place is a little bit of heaven on a remote stretch of Kent coastline - and we already can't wait to stay again! You can tell from the moment you step inside it was a passion project and feels like a family home on loan to you...the interior decor is amazing, fun and practical. So many tiny details that draw your eye and make you feel the special nature of this beach house. It feels great to be off-grid but yet all the comforts you could possibly need. Also perhaps the most comfortable beds ever provided in a home-from-home!

We had a lovely stay at The Beach House despite the really disappointing weather. I've stayed in beach houses all over the world - it's my thing! I realised that this one had the best view from inside the property which was lucky considering we had such showery weather. We loved sitting and watching the sea. It was really cosy too considering the weather. I was worried it would be cold but the fire heats the whole place up really quickly. Loved how peaceful and quiet it was. Would recommend that other guests either leave their car in the laybay or have everything you need so you don't need to leave during your stay as leaving the property was really tricky and we had a bad accident. We were unlucky as we had to leave for food as our lunch reservation at The Ferry House was cancelled as they closed for the weekend due to the weather. Absolutely loved the decor in the Beach House - everything was perfect and Simon was so lovely and welcoming.

We decided to holiday in the UK this year and happened to book for the week of Storm Alex. We were welcomed by host Simon who quickly showed us the ropes as the beach house is off the grid. He had a roaring fire going making the Beach House snug, cosy and warm. This place is a truly wonderful escape with its ever-changing almost ethereal lighting and stunning views out of the many windows. At high tide, the sea is 30 paces from the front gate, the beach is a treasure trove of beautiful pebbles and shells and the mud flats when the tide is out is frequented by seabirds and waders. We loved that we could walk for miles without having to get into a car which we only did to replenish supplies from Brambledown Farm shop nearby. The Beach house is well stocked with wood, charcoal, matches, drinking water, boardgames, deckchairs, hammocks, extra blankets, things you wouldn't think to bring but make the stay more comfortable and memorable. We will most definitely recommend and be back!

Off-grid, really is just that. No phone signal, no wifi – a little strange at first, but then you remember how it feels to look up and out to sea, rather than down and into your phone, and you suddenly remember how beautiful the world is that you live in. Afternoon swims when the tide is high just splits the day up perfectly and if you don’t fall asleep in that hammock with your two Labradors AND your husband all tucked in together, are you even on holiday? The hardest decision of all is which fire to light, and if you can’t decide then light all of them. Meat can be bought down at the local Farmers Market while you stop off on the way to gather some sweet pastries from the Bakery on the high street. A dog 5km dog walk through the Nature Reserve leads you to a variety of local pubs, before you retire back to the house where you have finally decided that a game of chess in front of the roaring log fire inside is the ultimate choice. Get up at 5.30am to watch the sun rise, even if it means you go back to sleep again. For those yearning for a dose of what life is like when you slow down, we suggest you look no further. We spent the most glorious five days at The Beach House after lockdown and couldn't have wished for a more peaceful, more comfortable or more private place to be. It's super easy to get to from London but once you're there it feels like you've left the world behind. Some places look like they're right on the beach - this one actually is! And such a wild, quiet beach. The owners designed and built the house themselves and it shows - everything is so well thought out. My kids adored it; we adored it. The owners were friendly and helpful and couldn't have been nicer when we had to call them to check how something worked. A wonderful experience of freedom after lockdown in London and the best Canopy & Stars booking I've ever had.

Lovely few days at The Beach House. The weather wasn’t on our side but the House was comfortable and really cosy with the log burner. We had everything we needed for our stay and the rainwater shower was great, my hair never felt so good. Being right on the beach was amazing, walks with the dog, a good book, listening to the wind and watching the waves, wonderful.

The beach house is absolutely wonderful! We stayed for 3 nights but I could have easily stayed longer; being right on the beach and just meters away from the sea when the tide is in is just perfection! We also brought our two frenchies who loved every second! The Saturday saw lots of activity on the beach, from a hang glider that swooped right past our window, paddle boarders, sail boats and cold water swimmers. It inspired us to have a dip on the Sunday morning! The water was around 17* and what an experience it turned out to be! My husband and I spent the evenings on deck chairs, with our toes in the sand sipping prosecco and playing beach games, all thoughtfully provided by the host. We also took a walk into the nearest town which took about 30 minutes - I was delighted to find a string of arcades, cafes an ice cream shops! The beach hut itself is so beautiful-full of character, thoughtful touches, wonderfully warm and simple. Plenty of space if 4 of you were staying. I already know we’ll be going back next year!

The Beach House was absolutely perfect, off grid as described which provided beautiful peace. The views from every room are outstanding and with the beach right on your doorstep, couldn't want for anything else. Simon the owner was extremely helpful and always on hand with any issues. The beds were so comfortable, hard to get out of, especially when you wake up to a view of ocean. The fire pit was great to have at night and look up at the stars. I would go back there again for sure. x

The beach house was everything we hoped it would be, stunning location, and finished to an extremely high standard. The off grid set up allowed us to switch off from life's worries and fully appreciate the fantastic location. Simon (the host) fully explained how to get the best out of our stay, and ran through the functionality of the beach house to ensure we had no issues. We took 2 young children with us who loved it, and have already asked when we are going back. Overall I would highly recommend.

Well where do we begin! We absolutely loved our stay here. It’s exactly what we were looking for. Beautiful renovated rustic beach house, peaceful, basically a private beach all to yourselves, we only saw about 6 people walking their dogs along the beach during our whole week stay! The sunrise and sunsets were amazing to see, and there’s plenty of wildlife so bring your binoculars. There are indoor & outdoor games provided, but definitely also bring a few books to read and get cosy by the indoor fire. We visited the arcades & got lovely fish and chips which is only a short 5 minute drive into the seaside town and brought it back to eat on our deck. Everything was so beautiful and we will definitely be recommending and returning. Thank you Simon!

Magical from beginning to end. The cabin itself is beautifully rustic, lovingly restored with everything you could possibly need for a comfortable stay and lots of unique quirks, from the bathroom sink to the secret children's den in the eaves. But it's the location that makes The Beach House so special. Having your morning cup of tea watching the sun rise over the sea, star gazing at night wrapped in blankets around the fire pit, games on the beach, reading on the hammock in the sun, BBQing on the terrace as the sun went down, walks along to Shellness or further through the nature reserve. Aside from a delicious Sunday lunch at the Ferry House we never left, because everything we needed was right there and the kids (age 7 and 10) adored exploring and playing on the beach. My only complaint? Our stay wasn't nearly long enough!

We absolutely loved our stay at The Beach House. It was great to start by meeting the owner Simon who showed us round. He has don't such a beautiful job restoring the house and making it so comfy. There are some great design touches to the interior, a very cool feel of shabby lux - but also in the detail such as beautiful bed linen and nice thick towels which makes a real difference. We were impressed by the smart 'off-grid' technology - if you are careful (well, just follow the instructions..) then the house was easy. We had power and hot water when we needed it. We had an extremely relaxing stay, the house almost forces that on you...beautiful big skies, hammock time, peace and quiet...just what we hoped for. I would make sure future guests know to take some food with them for their first few meals. That way you don't have to make the journey into the local shops which kind of breaks the spell. I'd re-book in a heartbeat and intend to for 2024.

It was even better than expected. So picturesque and peaceful. We had originally planned to go for trips around the island but we only left the hut to go for walks along beach as we were just so keen to get back and enjoy it. Lovely sitting on the terrace listening to the waves. The sunrises were spectacular. Sitting by the fire and roasting marshmallows was a highlight as was stargazing until our necks were sore. Simon and family have created a beautiful and tranquil place. It's off grid but super comfortable. And it was lovely talking to Simon about his ethos and experience restoring such a stunning place. We would all love to go back!

We had the most amazing stay in an idyllic location. The house is beautiful and a credit to its environmental conscious owners. Every detail of the house and garden is considered - stylish , practical and wonderfully comfortable. It was a very special trip and we cant wait to return. We had a lovely stay, when the tide goes out, you can walk right out through the mudflats to the sea barefoot and it's an incredible transient landscape.

Just as picturesque and amazing as expected. Being right on the beach is such a relaxing experience. We mainly spent our time relaxing at the hut and watching the tide come and go. The highlight was a surprisingly warm sunset swim on the final evening.

We loved it! A beautiful location and such a thoughtfully created and decorated place. Waking up to those views each day was a privilege. We had everything we needed, enough water, solar electricity, towels, games, books, bbq, the sea to swim in every day, long walks on the doorstep and a cosy fire for the one cooler morning. Bliss!

We had a wonderful time at the Beach House, helped by marvellous weather, although we agreed that it would have been also very enjoyable in more 'exciting' weather conditions. The house is well insulated and constructed. Lots of clever and unusual up cycling. A very cool layout and we loved being able to step out from three sides of the house onto the decking, all with great views and sitting areas. The early morning was perfect - a vast expanse of unpeopled beach, sea and immense sky. Brilliant walks on the nature reserve too. We met two enthusiastic ladies on official Bird watch patrol, who told us what to look out for. Otherwise no real facilities (as described in the info) and when we walked to the pub, we found out it was closed in September. None of which bothered us. Go for the peace and tranquility and stunning views. I'm looking forward to a re visit, if there is ever any space :)

We had a wonderful time at the Beach House, so much so we didn’t want to leave and would happily move in! It is a beautiful house in a fantastic location and you can never get bored of the views. The house itself had everything we could need and some wonderfully creative features that we loved. It was so great to be able to step out of the doors and onto the beach for a swim or walk. Simon was very welcoming and considerate, and communication from himself and Anna was fantastic throughout. Highly recommend and cannot wait to return one day.

This place is a little bit of heaven on a remote stretch of Kent coastline - and we already can't wait to stay again! You can tell from the moment you step inside it was a passion project and feels like a family home on loan to you...the interior decor is amazing, fun and practical. So many tiny details that draw your eye and make you feel the special nature of this beach house. It feels great to be off-grid but yet all the comforts you could possibly need. Also perhaps the most comfortable beds ever provided in a home-from-home!

We had a lovely stay at The Beach House despite the really disappointing weather. I've stayed in beach houses all over the world - it's my thing! I realised that this one had the best view from inside the property which was lucky considering we had such showery weather. We loved sitting and watching the sea. It was really cosy too considering the weather. I was worried it would be cold but the fire heats the whole place up really quickly. Loved how peaceful and quiet it was. Would recommend that other guests either leave their car in the laybay or have everything you need so you don't need to leave during your stay as leaving the property was really tricky and we had a bad accident. We were unlucky as we had to leave for food as our lunch reservation at The Ferry House was cancelled as they closed for the weekend due to the weather. Absolutely loved the decor in the Beach House - everything was perfect and Simon was so lovely and welcoming.

We decided to holiday in the UK this year and happened to book for the week of Storm Alex. We were welcomed by host Simon who quickly showed us the ropes as the beach house is off the grid. He had a roaring fire going making the Beach House snug, cosy and warm. This place is a truly wonderful escape with its ever-changing almost ethereal lighting and stunning views out of the many windows. At high tide, the sea is 30 paces from the front gate, the beach is a treasure trove of beautiful pebbles and shells and the mud flats when the tide is out is frequented by seabirds and waders. We loved that we could walk for miles without having to get into a car which we only did to replenish supplies from Brambledown Farm shop nearby. The Beach house is well stocked with wood, charcoal, matches, drinking water, boardgames, deckchairs, hammocks, extra blankets, things you wouldn't think to bring but make the stay more comfortable and memorable. We will most definitely recommend and be back!
