Don’t let the smooth wood and simple aesthetic of this cabin fool you, whilst it looks like the front cover of a Scandinavian lifestyle magazine – it’s beautifully balanced between style and substance. It’s a place to breeze through, sliding back the windows to blend the indoors and outdoors into a single space, stretching out on the sofa and taking in the views, or padding out to the bath and steaming away in the fresh air.
Indoors is as stunning as outdoors here, and the blend between the two is transfixing. The large picture windows spill light on the clean lines, leather, stone and light wood, and frames a space you’ll luxuriate in living in. The kitchen’s outfitted with a Smeg oven and two induction hobs, for when you inevitably have fresh seafood from the nearby coast – there’s even the grill on the firepit if you’re feeling like smoky delights. If you come back from the sea a little salty, freshen up in the shower in the modern bathroom, and then lie back in front of a crackling wood burner, and watch as deer hop the distant hedgerows.
There’s no wifi here, though some signal if you’re desperate – which you won’t be. Holly Water’s the place you’ve been looking for to disappear to for awhile, and reappear, a whole new you.

By public transport
The nearest train station is Crediton (15 minute drive).
Taxi's from the station can be pre booked or hosts can arrange a pick up on a request basis.
By car
Satnav usually works and will get you very close, but be warned it can sometimes take you down some very narrow, steep lanes. They are all totally passable by car - the owners do it everyday - but if you prefer a less adventurous route then please follow the directions below. If you choose to use Satnav - our postcode is EX17 4BD. This typically takes you to a junction with a signpost and red letterbox. From there (with the red letter box on your right) follow the road round to the left signposted ‘Poughill’ and Marsh Farm is on the left after aprox 300 metres and over a small bridge.
When you get to Marsh Farm turn down between the two barns to a set of double gates. Open the gates (and close them) and follow the 250 metre track to another gate in the opposite corner. Go through this gate and Holly Water Cabin is right there.
From the M5 - even if coming on the A303, the owners recommend you cut across on the A358 from Illminster to join the M5 at junction 25 and then follow the directions below.
Come off at Junction 27 (M5) and turn right onto A361 towards Barnstaple and Tiverton. Come off at junction sign-posted to Tiverton and Bickleigh. Follow all signs to Bickleigh (on A396). In Bickleigh take right before bridge onto A3072 sign-posted to Crediton. Stay on this road, mostly up hill. After a few miles you’ll pass a Blue Cross Centre on the right and then a sign on the left to Fursdon House. Go through Cadbury and then take the first right signposted to Cheriton Fitzpaine. Follow this road until you arrive in Cheriton Fitzpaine. Turn right in middle of village opposite the Half Moon pub (small turning on staggered crossroads). After 100yds, take first left signposted to Poughill. After a couple of miles you will come to a very tight left hand bend with a letterbox on the right. Continue round the bend, down the hill and over a small bridge. Marsh Farm is the first set of buildings on your left.

The Ring of Bells (35 minute walk) - A wonderful local pub run by Binka (brilliant landlady). A bustling pub and restaurant with a warm and friendly atmosphere. It has a well-stocked bar with local beers and cider, an excellent wine list and a menu that changes regularly. You feel equally comfortable sitting at the bar with a pint and the papers as sitting down to a refined three course meal in the restaurant.
Why not pop to the pub and grab your Ringer’s Ramble Pack complete with a map showing the best local walking routes, local beer, a handmade sausage roll, frazzles, an apple, and a hunk of regional cheese. Then away you go for a lovely Devon stomp!
Cadeleigh Arms (11 minute drive) - An award winning pub set in the small but charming village of Cadeleigh in the heart of Mid Devon. With an excellent restaurant plus a pool table and skittles room. All the food is locally sourced, lovingly prepared and cooked to showcase what the South West has to offer. With its rustic exterior and amazing views of the rolling hills, the only sound you’ll hear is cows mooing in the field next door.
The Beer Engine (15 minute drive) - Devon’s oldest working brew pub is housed in a 19th Century coaching inn in the picturesque village of Newton St Cyres. Famous for its beer brewed minute walion site and local ciders, with a split level beer garden to enjoy the sun. Bar snacks on offer and a separate restaurant offering a quieter eating experience.

You’ll find the day passes very easily at at Holly Water Cabin with long soaks in the outdoor bath, cooking on the open campfire, coffee or cocktails outside, doing battle on the backgammon board, paddling in the stream, dipping into some of our interesting books or just sitting back and admiring the view. But if you want to venture further afield there’s plenty to do whatever your interests…
Places to visit
City exploring - Exeter is a small, vibrant city with a history that goes back to the arrival of the Romans in AD 50. There are many fascinating visitor attractions including the unique Underground Passages, magnificent Cathedral, the waterfront Quayside area and the award winning Royal Albert Memorial Museum. You’ll also find a wide range of excellent restaurants and shops. The owners are happy to advise or make bookings on your behalf.

Outdoor & active
Tennis - Guests are very welcome to use the owners tennis court during your stay and they can provide balls and tennis rackets. Please just let them know if you would like to play.

Moors & Beaches - Holly Water is about an hour’s drive from both Dartmoor and Exmoor which have wonderful walks, stone circles, ancient tors and many wild swimming spots and the spectacular beaches of North Devon are also an easy and scenic drive away.

Meet your hosts
Meet Sara and Ed
Sara, Ed and their three children have lived at Marsh Farm for over 10 years and started planning Holly Water Cabin in early 2018. They’ve always spent a lot of time camping and playing down by the stream (which is called Holly Water), where they have always dreamt of creating a super comfortable cabin. They often think about moving into Holly Water Cabin themselves and renting out the farmhouse instead!
Sara is a trained Forest School teacher and ran Art & Forest Camps for local children at Marsh Farm for many years. There is no better sight than 20 children looning about, covered in mud and charging up and down the stream (and not a screen in sight!!). Ed runs an advertising agency with its HQ in Exeter but spends as much time as possible chopping and stacking firewood.
Sara and Ed's thinking behind Holly Water Cabin is that it’s a place they’d love to stay in - they feel Marsh Farm is a very special place and they want their guests to love it as much as they do.
Sara and Ed wanted to create a highly efficient healthy building, which they did by using a swiss envelope technology that utilises natural insulations and open diffusion membranes. The result is a cabin that out performs most new homes, walls that naturally breath and an air rating similar to that of a passive house. To maintain this breathability they used natural clay plaster internally, this regulates humidity and stays cool in the summer and warm in the winter.
All timbers were sourced from Devon sawmills and close to the workshop. All work was handcrafted in-house by Out of the Valley.
Wildlife & environment
There is a rich abundance of wildlife on the land. They often see deer and have been lucky enough over the years to see kingfishers, barn owls and an otter. By day you’ll hear a huge range of birdsong including the distinctive buzzard’s call and at night Sara and Ed hear lots of owls. Small fish inhabit the stream and there are lots of damsel flies, dragon flies and butterflies in the Summer months. They currently have two small areas of the farm fenced off as part of an environmental scheme to create habitats for wildlife. One of these areas occupies part of the field the cabin sits in. They are planning to extend their endeavours in this area to include an area of wild flower meadow around the cabin itself.
The whole farm, including the cabin, runs off a borehole. They think the water itself tastes delicious, quite different to anything you’d get out of a tap in a city! The water passes through a sediment and UV filter to ensure it’s safe. After very heavy rain it sometimes goes a bit brown but is still completely ok to drink! They also have solar panels and a ground source heat pump up at the farmhouse so they are almost self sufficient.
Please note this is a working farm so there may be some occasional noise from farm machinery, but Sara and Ed will try and keep this to a minimum during guests' stays.

Our stay at Holly Water Cabin was beautiful and very relaxing. Our cabin was quiet and secluded with beautiful views out across the local fields. We saw an assortment of wildlife from the comfort of the cabin and during small walks through the fields in which the cabin was situated, including deer, bats and an assortment of birds. The cosy vibes of the log burner indoors and the firepit outside were perfect, as was the outdoor bath!

We had an absolutely incredible stay at Holly Water Cabin. We were blown away by the care and attention that had gone into every aspect of the design of the cabin, and all its thoughtful little details. The setting was stunning, and we loved the amazing range of activities we could do within walking distance, from being able to picnic under the ancient oak tree, walk to the farm shop to buy steaks and cook them outside over the fire.

Thank you for a wonderful stay, we felt very relaxed after 4 baths in 48 hours! Sara & Ed were wonderful hosts, really thoughtful at every step of our stay. Great communication in the run up and throughout. We mentioned our stay was to celebrate a birthday and to our surprise on arrival we discovered a handwritten card and bottle of Prosecco in the fridge which was a really lovely personal touch and made our stay extra special. This was on top of a well stocked fridge and food cupboard with all the essentials for a delicious breakfast. We walked to the local farm shop to gather food for a wonderful campfire tea by the beck that evening. The cabin is absolutely stunning, so comfortable and well designed. For fear of being bored from the limited internet and phone signal, we came prepared with lots of board games, books and downloaded TV programmes but didn't need any of those things! The time passed really easily just watching the view from our cabin of the birds, relaxing in the gorgeous outdoor bath and just switching off for a few days. Will be telling all our friends and family about this hidden gem! Hope to be back again in the future!

I had such a wonderful time at Holly Water. There was such caring attention to detail to make the stay special in every way, from the beautiful craftsmanship of the cabin itself, to the furnishings, Christmas decorations, blankets and sheepskins for sitting outside, food essentials, and gorgeous bathroom products. The owners commitment to their guests stay, is also evident in the environment itself, and watching breakfast time in the sorghum and sunflowers was a joy. I cannot wait to come back. Wow, what can I say, other than when can I go back? Absolute perfection. Everything about our stay was amazing. Holly Water Cabin felt like one massive hug and was exactly what I had hoped. The location was perfect, so peaceful and serene. The outdoor bath was such a treat, even in the rain it was perfect. Literally can’t wait to go back, think this may be a yearly retreat, feeling completely recharged and sad to have left.

We chose Holly Water Cabin for a short break straight after our wedding and are so glad we did! The cabin itself is so warm and cosy, with a high-quality finish. However, what really blew us away was the attention to detail. From the thoughtful essentials left for breakfast and snacks, to the cast iron equipment for cooking outdoors and the wonderful-smelling toiletries, we felt so looked after! The location itself is outstanding, and I spent hours admiring and trying to identify all the flora and fauna we were treated to. We were fortunate enough to visit during the heatwave and the combination of sun-worshipping on the decking, and cooling off under the trees by the stream was absolute perfection. Thank you, Sara and Edd for a week in paradise.

Very clean and beautifully presented Cabin. Really relaxing setting and lovely furnishings. Most of the time was spent within the cabin. The guide provided by the owners was clear and we managed to visit some recommended places. The cabin and grounds were lovely. We enjoyed using the bath and looking around the surrounding fields. All fo the extra touches with wild flowers and welcome treats were really thoughtful.

The cabin was absolutely beautiful and in such a remote location. There were lots of breakfast nibbles left and even a bottle of bubbly which was such a lovely touch. The bath outside always had great hot water and the decking was amazing to sit out on and see all the stars. The kitchen was well supplied and the bathroom was amazing, with constant hot water. Thank you so much for a lovely stay, we hope to be back in the future.

We had the most amazing stay at Holly Water Cabin. The place was just as advertised, immaculate and everything was really high quality. The outdoor bath was so amazing even in the winter weather, and the indoor fireplace was well stocked and really easy to use, keeping us nice and warm throughout. The hosts were so generous by stocking the fridge with local essentials and provided us with lots of information needed for local farm shops and pubs etc. Overall this was an amazing stay and we loved every moment.

Our stay at Holly Water Cabin was pure bliss! We completely relaxed and enjoyed taking our time lighting the fire and sitting out on the deck with a mug of coffee admiring the view. The copper bathtub is the star of the show, I didn't want to get out! Sara and Ed have thought of everything and their attention to detail is fantastic. It felt like a real nature getaway, and we are already planning on returning.

What a gem Holly Water Cabin is. Situated in an idyllic setting, this cabin is everything we wanted for a peaceful, remote getaway celebrating my partners birthday. The cabin, beautifully designed was cosy and inviting. Great communication with Sara the owner and the recommended local pubs certainly didn't disappoint. We will certainly be looking to revisit Holly Water cabin for another soak in that stunning outdoor bath.

The Holly Water Cabin was brilliant. Every little detail was well thought out and we felt like we had everything we could have needed. We stayed for 2 nights and because there was very limited phone signal, we spent the entire weekend off our phones and enjoying the surrounding nature. The fire pit and the gorgeous tub were definitely highlights!

#devononearth! We absolutely loved everything about our stay at Holly Water. It really is the perfect oasis in the middle of the Devon countryside - couldn't fault a thing. The cabin itself is so beautifully designed - think Scandi vibes with blush pink tiles in the bathroom, leather handles in kitchen and exposed bulb lighting, which really added to the wow factor. On the terrace, there is a huge copper bath with Bramley toiletries and wooden recliners by the fire pit (where you found us for most of the trip!). And not forgetting the well equipped kitchen with induction hob, oven and all the utensils you need. We spent our time cooking, reading, relaxing in the bath and playing cards outside. We did venture out to Exeter and Exmoor beaches on a day trip, but be warned this is a good hour away due to the remoteness of the cabin. We also went to the Ring of Bells pub twice (5 min drive into village) on the owners recommendation which we loved - the most amazing food & lovely decor! Wouldn't hesitate to recommend this spot to anyone for the ultimate relaxing stay

We had an amazing stay at Holly Water Cabin, it was a total escape from the 'real world' as it was such a peaceful place to be. The cabin itself is gorgeous, with all the home comforts you need. The fire pit on the decking is a lovely place to relax morning and evening, the campfire in the little woodland glen was a fantastic area to cook dinners in the evening and watch the stars from. The bath outside was a great touch, and perfect for warming up and watching the beautiful view when it gets a little chilly. There was plenty of wood to use for log burner, campfire and fire pit. The breakfast supplies provided were really delicious, especially the yoghurts from the local farm shop. Sara provides an excellent, comprehensive guide to the cabin and surrounding area, with pub recommendations which we tried out (The Ring of Bells was great).

The most beautiful stay at this serene cabin. We watched bats catching moths above our heads from the outdoor bath and loved eating breakfast on the deck. The cabin is a wonderful design and the owners have thought of every luxury. Such a treat! There are lots of great walks and activities nearby (we went to Exeter, walked on Dartmoor and had a cream tea in Tiverton) but take time to just sit and drink in the peace.

We had a wonderful time at Holly Water Cabin - blissfully quiet, peaceful and just what we needed after some hectic weeks. We loved being away from WiFi and mobile phone signal and took some real time out to relax in the beautiful surroundings. We spent a sunny day playing tennis and exploring the glorious countryside and had a rainy day watching deer on the meadow right in front of the cabin. I should also mention that the stars at night were simply stunning and that we loved waking up to birdsong every morning. The huge copper bath was an absolute highlight, as was the cabin itself, which is beautifully designed and incredibly well equipped. The bathroom was lovely and had really nice toiletries, our wonderful host left all sorts of treats for our anniversary celebration, the sheets were so so so soft and the kitchen had everything you could ask for - so all the little touches were just perfect. We'd love to come back one day!

Holly Water Cabin is an experience that’s hard to find in this modern dystopia in which we find ourselves. Cut off from the trappings of Wi-Fi, TV and even mobile signal, the cabin feels a world away from reality. Even the endless winding lanes that seem to go on for an eternity were worth it to experience a rare peace. Listening to a chorus of bird song on the decking, watching shooting stars from the copper bath and exploring the green fields was a magical experience. Being our first weekend away from our son since his birth 2 years ago meant the cabin had to live up to big expectations and it delivered. My only hope is that it keeps it’s character and the owners retain the high standards that were clear into the future.

From the moment we arrived we knew we were in for a very special stay! Holly Water Cabin is incredible, very warm and welcoming. It was almost better to arrive at night to take in the inside wonders and see the cabin lit up.. Christmas Tree and all. This made us appreciate the outdoor space come morning, whilst led in bed watching the pheasants and admiring the treehouse opposite! Sara and Ed left us an amazing abundance of local items such as Bread, Milk, Bacon, Eggs, Local ciders and Homemade Mince Pies, as well as offering eco-friendly cleaning and washing products! It really felt like they had thought of everything you could ever want or need whilst on holiday. The bath and firepit were both great additions and really made our evenings special and romantic. The lack of wifi and phone signal was an absolute blessing and really gave us a chance to enjoy each others company and live in the present! The most relaxing little break, we would go back in a heartbeat.. Almost don't want to recommend this space in fear of everyone knowing about this little slice of heaven that we want to keep to ourselves! Thank you Sara and Ed!!

Holly Water Cabin is spectacular in itself, Sara had put so many thoughtful touches into everything. It is the most perfect getaway, totally secluded and idyllic, with amazing wildlife everywhere you look. For us, Holly Water Cabin was made even more perfect as it’s where we got engaged! This was the most idyllic stay with my friend. The seclusion of the cabin made it such a peaceful weekend of taking in the fresh country surroundings, hot baths and marshmallow toasting on the fire pit. Hollywater cabin is so beautifully presented with lovely little touches, the Woodburner being a centrepiece and making it very cosy! We really had the best time and will be back!

The outside spaces - the deck with the fire pit and copper bath, the camp fire area, the brook and not forgetting the amazing tree house made it extra special.

I highly recommend a stay here. The cabin is very well designed, clean and in a beautiful, peaceful location where the only sound is of birds and the odd tractor. Its a good location to get out for walks as well. Our host was very helpful and attentive when we had a minor problem. If you're looking for a peaceful stay in a fairly isolated, rural setting, without Internet or phone signal but a high level of comfort then this is the place for you. I'd definitely go back.

Well up to our expectations. Equipment and provisions exceeded our expectations, with generous supplies (e.g. bread, milk, coffee, oil) and lots of treats (bacon, eggs, cakes), plus strawberries and prosecco to celebrate our anniversary. Plenty of hot water for a wallow in the outside bath. Barbecue can be cooked on the fire pit at the cabin, and the BBQ station in the woods. Beautiful view over the field filled with wildflowers, with snuggly sheepskins and blankets for the evening. Sat up in bed watching deer or pheasants 20m away when we woke. The notes about Devon roads gave advance warning, but many roads nearby are best to be avoided, particularly those NE of the cabin towards Tiverton. It is bad enough driving forward on narrow roads with foliage brushing both sides of the car, but reversing 250m uphill and round bends to the first passing space is best avoided. The road west through Poughill and east through Cheriton Fitzpaine towards the A3072 are still single track, but at least wider, level, and more passing places. While postcode gets you almost to the farm, Lat/Long co-ordinates of 50.85707 / -3.61637 take you precisely to the farm yard.

The cabin was beautiful, the craftsmanship of the place was incredible and the owners had tastefully added touches that meant we wanted for nothing. The contact with the owners was clear from directions to recommendations. Everything was as we hoped it would be and to the description on the website / social media.

The most relaxing, peaceful and restful break for a very long time. Sara and Ed have put a huge amount of effort, time and consideration into the design and build of the Cabin. It is gloriously located for privacy, views and overall pastoral beauty. Its the first stay I've had where we've wanted to spend a day just being there rather than going out and about (even though the out-and-about is pretty special too.

Holly water cabin was a total dream! We were so looking forward to having sometime away from London post lockdown and to relax and holly water definitely provided the perfect setting for this. We were so impressed and it was better than expected. The cabin was so beautiful, Sara and Ed had really thought of everything. The attention to detail was impressive and so thoughtful especially the hand written welcome card. The email and information before our stay was very welcoming and had everything we needed to arrive and use the cabin. They were so generous with the breakfast supplies and endless supply of wood for the fire. The kitchen was fully kitted out to cook with beautiful pottery/ ceramics. The bed was so welcoming and the sofa was like a cloud. The best feature of the cabin is definitely the outdoor bath which kept its heat so well and we enjoyed endless baths over our stay. We couldn’t fault our stay and only wished we could have been there for longer. One of the most relaxing places I’ve stayed!

Really, really good. It is a Covid Tier 2 accommodation for two. Reasonably easy to find following our host's precise instructions. Started in pouring rain and a lift to the cabin by our host, Sarah, in "Henry Honda" along a farm track. Beautiful cabin with all the mod coms except for planned complete absence of Wi-Fi, 3G and television. My wife and I were encouraged to speak to each other, like we hadn't done in years and enjoyed it! Lovely fireplace that heated the cosy room very quickly, kitchenette that was easy to use and quite sufficient to cook a full meal, pre-stocked food in the refrigerator in case we arrived late (we did), a shower that was superb, an outdoor bath tub with lots of hot water and a delightful treehouse accessed via a Da Vinci bridge. Great views all around from within the cabin and from the treehouse. A good walk to the village with a few cheeky climbs and drops and a fab village shop run by volunteers. Didn't get to sample the local pubs as they were both closed. Strongly recommended for anyone wanting to have a relaxing, very comfortable, mostly communication free getaway, a very caring host and far away from other people and accommodation.

We had a relaxing four night stay at Holly Water Cabin in early December and had a wonderful time. The cabin has been beautifully designed with all the amenities you need and the peaceful setting with glorious views and privacy tick every box. We complelte swtiched off for the week and enjoyed some pure rest and relaxation. Using the outdoor bath on the deck and looking up at the stars was the cherry on top of the cake!

Perfect! Holly Water Cabin is warm, welcoming, cosy and comfortable and the location is amazing. We had a truly peaceful stay and we didn't want to leave, we will certainly be returning one day! Days were spent reading by the fire or on the deck, wandering the beautiful scenery and then lazing in the bath under the stars at night. The treehouse was a lovely extra and the rope swing was fun too! Sara very helpfully came to meet us to take our things down to the cabin, the ground was rather soggy after all the rain and it was lovely to meet her and have a chat, a lovely host! All the extra touches were amazing, we were left butter, eggs, jams, fudge, biscuits, bread and apple juice and a lovely welcome card. The firewood for both the log burner inside and the firebowl outside was all included (unlike others where you have to pay!) and extra was close by if you needed it. The sofa was so comfy, you really did sink into it! The bed was great and the linens were soft and cosy just like the pillows, we enjoyed reading in bed with the morning sun coming through the window. The bath is a truly luxurious feature and it was so relaxing to unwind in. Thank you again for our blissful stay!

We had the most relaxing stay at Holly Water, Sara has created a beautiful experience in, what they have described as, a 'cabin' but really it is a cute studio rivalling most 5* hotels. Fresh supplies in the fridge, plenty of firewood, cosy towels and duvets. A bath looking out over a field, watching the crows fly ahead, drinking a glass of champagne - it is almost making me a bit sad to write this!! There was literally nothing we would change from our time - it was completely perfect.

The cabin was absolutely beautiful, minimalist and very natural but perfectly thought out and very well executed, as well as being filled with everything you need and more. We spent our time reading by the fire, painting out on the deck and soaking in the copper bath. Sara and Ed were lovely and super helpful, providing us with directions, extra firelighters and even made a restaurant booking on our behalf. The holiday was bliss and we cannot wait to go back!

We stayed in this lovely property at the end of September. It is very comfortable and designed for maximum relax factor. The bath on the deck is a must, especially at night time under the stars. It is ideal if you just want to do nothing but wallow about, looking at the wildlife from the comfy chairs on the terrace, or watching the stars by the light of the firepit, accompanied by a nice G and T. Definitely recommend a stay here!

We had the most beautiful, relaxing stay at Holly Water Cabin - what a special place! The cabin is wonderfully equipped, and the small touches such as fresh eggs, bacon and milk on arrival were such a welcome surprise. The features such as the treehouse and the copper bath outside just add to the tranquility of the place. It is completely silent, and a place of such rejuvenation. We would love to come back! The owners were on hand should we have needed them, but left us to enjoy the peace!

Our stay at Holly Water Cabin was absolutely magical. You can tell a lot of care and attention has been put into making the cabin one in a million, and the extra touches were muchly appreciated. The lack of 4G and signal meant we could have a proper digital detox, read our books in peace and enjoy the local delights. The bath tub was amazing, and we were very lucky to have such great weather for September. We will definitely be back!

As we travelled down the field approaching the cabin there was an immediate feeling of relaxation. The quietness and fresh air was the first thing I noticed. Everything about our stay was well thought out to make it a special and memorable time. With busy lives you often don't take the time to enjoy silence, to hear the rain, listen to the birds and take a walk around a field, to experience that plus the outdoor bath was such a wonderful place lay back and have a glass of champagne. The cabin was perfect in every way, comfortable bedding, lovely products, little additions such as locally sourced food and lots of wood for the fire and kadai. We had time to play draughts, sit and watch the flames in the log burner while sitting on the settee that felt like a cloud. To disconnect properly from the outside world with no TV and sketchy signal was a pleasure. To not be distracted and to enjoy an uninterrupted conversation without a pinging phone or an overenthusiastic child, was just what we needed. There wasn't any aspect of our trip that we would change. We tend not to go back to the same places that we've stayed but Holly Water Cabin is the exception.

I can't rate Holly Water Cabin high enough. HOW GORGEOUS. From the treehouse and the copper tub to the comfy touches in the cabin, Sara and Ed really have thought have everything, on top of being an incredibly friendly duo. We loved connecting over the fire, playing cards and swinging next to the water on the rope swing, and even when we wanted to visit the beaches of North Devon, decided to stay in the cabin the whole time just owing to how pretty and comfortable it was. We've had so many friends ask us where we stayed after sharing pictures on Instagram, and I'm more than happy to tell them where!

We stayed here August Bank Holiday and it was simply amazing. The cabin is very secluded and well stocked. The attention to detail is the highlight and they have thought of everything. The bath is lovely and loved sitting out on the deck with the fire pit. We've stayed in several canopy and stars places and this was by far the best and will definitely be back.

The cabin exceeded our expectations and more—Sara & Ed have thought about every little detail in the cabin and they really have created a tranquil nirvana! On arrival we knew we’d arrived somewhere very special, the cabin is set inside Marsh Farm which means there was nobody to be seen for as far as the eye can see. We had complete privacy and isolation throughout our stay. We enjoyed soaking in the bath, beers around the fire, and waiting to watch the crows fly overhead every night between 7-10. There are beautiful walks in the area and it is also perfectly placed for day trip to the sea. The cabin is an extraordinary place and we cannot fault anything! Sara and Ed were lovely and super helpful – it really is 10 out of 10 from us, we’ll be booking to return very soon.

But above all you can tell the hosts had thought of absolutely everything, the cabin was well stocked and you could just tell great care was put into the whole experience. We were lucky enough to be the very first guests at Holly Water Cabin, and can report that it is a little piece of heaven. We had such a wonderfully relaxing and tranquil stay. We spent hours soaking in the amazing outside bath (which seemed to defy the laws of physics in it's ability to stay warm for ages), watched the sunset from the gorgeous campfire setting in the woods, lingered in bed looking out through the picture window, and just whiled away the time enjoying the wide views of the fields and trees. We saw all sorts of wildlife in the field, including a fawn at one point. The cabin is beautifully designed, not a hint of plastic anywhere. The sofa and bed are huggingly comfortable, and the kitchen has all you need. Sadly the strong winds during our stay made cooking on the campfire too difficult, but we did cook some fish over the firebowl. An absolutely magical place.

Our stay at Holly Water Cabin was beautiful and very relaxing. Our cabin was quiet and secluded with beautiful views out across the local fields. We saw an assortment of wildlife from the comfort of the cabin and during small walks through the fields in which the cabin was situated, including deer, bats and an assortment of birds. The cosy vibes of the log burner indoors and the firepit outside were perfect, as was the outdoor bath!

We had an absolutely incredible stay at Holly Water Cabin. We were blown away by the care and attention that had gone into every aspect of the design of the cabin, and all its thoughtful little details. The setting was stunning, and we loved the amazing range of activities we could do within walking distance, from being able to picnic under the ancient oak tree, walk to the farm shop to buy steaks and cook them outside over the fire.

Thank you for a wonderful stay, we felt very relaxed after 4 baths in 48 hours! Sara & Ed were wonderful hosts, really thoughtful at every step of our stay. Great communication in the run up and throughout. We mentioned our stay was to celebrate a birthday and to our surprise on arrival we discovered a handwritten card and bottle of Prosecco in the fridge which was a really lovely personal touch and made our stay extra special. This was on top of a well stocked fridge and food cupboard with all the essentials for a delicious breakfast. We walked to the local farm shop to gather food for a wonderful campfire tea by the beck that evening. The cabin is absolutely stunning, so comfortable and well designed. For fear of being bored from the limited internet and phone signal, we came prepared with lots of board games, books and downloaded TV programmes but didn't need any of those things! The time passed really easily just watching the view from our cabin of the birds, relaxing in the gorgeous outdoor bath and just switching off for a few days. Will be telling all our friends and family about this hidden gem! Hope to be back again in the future!

I had such a wonderful time at Holly Water. There was such caring attention to detail to make the stay special in every way, from the beautiful craftsmanship of the cabin itself, to the furnishings, Christmas decorations, blankets and sheepskins for sitting outside, food essentials, and gorgeous bathroom products. The owners commitment to their guests stay, is also evident in the environment itself, and watching breakfast time in the sorghum and sunflowers was a joy. I cannot wait to come back. Wow, what can I say, other than when can I go back? Absolute perfection. Everything about our stay was amazing. Holly Water Cabin felt like one massive hug and was exactly what I had hoped. The location was perfect, so peaceful and serene. The outdoor bath was such a treat, even in the rain it was perfect. Literally can’t wait to go back, think this may be a yearly retreat, feeling completely recharged and sad to have left.

We chose Holly Water Cabin for a short break straight after our wedding and are so glad we did! The cabin itself is so warm and cosy, with a high-quality finish. However, what really blew us away was the attention to detail. From the thoughtful essentials left for breakfast and snacks, to the cast iron equipment for cooking outdoors and the wonderful-smelling toiletries, we felt so looked after! The location itself is outstanding, and I spent hours admiring and trying to identify all the flora and fauna we were treated to. We were fortunate enough to visit during the heatwave and the combination of sun-worshipping on the decking, and cooling off under the trees by the stream was absolute perfection. Thank you, Sara and Edd for a week in paradise.

Very clean and beautifully presented Cabin. Really relaxing setting and lovely furnishings. Most of the time was spent within the cabin. The guide provided by the owners was clear and we managed to visit some recommended places. The cabin and grounds were lovely. We enjoyed using the bath and looking around the surrounding fields. All fo the extra touches with wild flowers and welcome treats were really thoughtful.

The cabin was absolutely beautiful and in such a remote location. There were lots of breakfast nibbles left and even a bottle of bubbly which was such a lovely touch. The bath outside always had great hot water and the decking was amazing to sit out on and see all the stars. The kitchen was well supplied and the bathroom was amazing, with constant hot water. We had the most amazing stay at Holly Water Cabin. The place was just as advertised, immaculate and everything was really high quality. The outdoor bath was so amazing even in the winter weather, and the indoor fireplace was well stocked and really easy to use, keeping us nice and warm throughout. The hosts were so generous by stocking the fridge with local essentials and provided us with lots of information needed for local farm shops and pubs etc. Overall this was an amazing stay and we loved every moment.

Our stay at Holly Water Cabin was pure bliss! We completely relaxed and enjoyed taking our time lighting the fire and sitting out on the deck with a mug of coffee admiring the view. The copper bathtub is the star of the show, I didn't want to get out! Sara and Ed have thought of everything and their attention to detail is fantastic. It felt like a real nature getaway, and we are already planning on returning.

The Holly Water Cabin was brilliant. Every little detail was well thought out and we felt like we had everything we could have needed. We stayed for 2 nights and because there was very limited phone signal, we spent the entire weekend off our phones and enjoying the surrounding nature. #devononearth! We absolutely loved everything about our stay at Holly Water. It really is the perfect oasis in the middle of the Devon countryside - couldn't fault a thing. The cabin itself is so beautifully designed - think Scandi vibes with blush pink tiles in the bathroom, leather handles in kitchen and exposed bulb lighting, which really added to the wow factor. On the terrace, there is a huge copper bath with Bramley toiletries and wooden recliners by the fire pit (where you found us for most of the trip!). And not forgetting the well equipped kitchen with induction hob, oven and all the utensils you need. We spent our time cooking, reading, relaxing in the bath and playing cards outside. We did venture out to Exeter and Exmoor beaches on a day trip, but be warned this is a good hour away due to the remoteness of the cabin. We also went to the Ring of Bells pub twice (5 min drive into village) on the owners recommendation which we loved - the most amazing food & lovely decor! Wouldn't hesitate to recommend this spot to anyone for the ultimate relaxing stay

We had an amazing stay at Holly Water Cabin, it was a total escape from the 'real world' as it was such a peaceful place to be. The cabin itself is gorgeous, with all the home comforts you need. The fire pit on the decking is a lovely place to relax morning and evening, the campfire in the little woodland glen was a fantastic area to cook dinners in the evening and watch the stars from. The bath outside was a great touch, and perfect for warming up and watching the beautiful view when it gets a little chilly. There was plenty of wood to use for log burner, campfire and fire pit. The breakfast supplies provided were really delicious, especially the yoghurts from the local farm shop. Sara provides an excellent, comprehensive guide to the cabin and surrounding area, with pub recommendations which we tried out (The Ring of Bells was great).

The most beautiful stay at this serene cabin. We watched bats catching moths above our heads from the outdoor bath and loved eating breakfast on the deck. The cabin is a wonderful design and the owners have thought of every luxury. Such a treat! There are lots of great walks and activities nearby (we went to Exeter, walked on Dartmoor and had a cream tea in Tiverton) but take time to just sit and drink in the peace.

We had a wonderful time at Holly Water Cabin - blissfully quiet, peaceful and just what we needed after some hectic weeks. We loved being away from WiFi and mobile phone signal and took some real time out to relax in the beautiful surroundings. We spent a sunny day playing tennis and exploring the glorious countryside and had a rainy day watching deer on the meadow right in front of the cabin. I should also mention that the stars at night were simply stunning and that we loved waking up to birdsong every morning. The huge copper bath was an absolute highlight, as was the cabin itself, which is beautifully designed and incredibly well equipped. The bathroom was lovely and had really nice toiletries, our wonderful host left all sorts of treats for our anniversary celebration, the sheets were so so so soft and the kitchen had everything you could ask for - so all the little touches were just perfect. We'd love to come back one day!

Holly Water Cabin is an experience that’s hard to find in this modern dystopia in which we find ourselves. Cut off from the trappings of Wi-Fi, TV and even mobile signal, the cabin feels a world away from reality. Even the endless winding lanes that seem to go on for an eternity were worth it to experience a rare peace. Listening to a chorus of bird song on the decking, watching shooting stars from the copper bath and exploring the green fields was a magical experience. Being our first weekend away from our son since his birth 2 years ago meant the cabin had to live up to big expectations and it delivered. My only hope is that it keeps it’s character and the owners retain the high standards that were clear into the future.

From the moment we arrived we knew we were in for a very special stay! Holly Water Cabin is incredible, very warm and welcoming. It was almost better to arrive at night to take in the inside wonders and see the cabin lit up.. Christmas Tree and all. This made us appreciate the outdoor space come morning, whilst led in bed watching the pheasants and admiring the treehouse opposite! Sara and Ed left us an amazing abundance of local items such as Bread, Milk, Bacon, Eggs, Local ciders and Homemade Mince Pies, as well as offering eco-friendly cleaning and washing products! It really felt like they had thought of everything you could ever want or need whilst on holiday. The bath and firepit were both great additions and really made our evenings special and romantic. The lack of wifi and phone signal was an absolute blessing and really gave us a chance to enjoy each others company and live in the present! The most relaxing little break, we would go back in a heartbeat.. Almost don't want to recommend this space in fear of everyone knowing about this little slice of heaven that we want to keep to ourselves! Thank you Sara and Ed!!

This was the most idyllic stay with my friend. The seclusion of the cabin made it such a peaceful weekend of taking in the fresh country surroundings, hot baths and marshmallow toasting on the fire pit. I highly recommend a stay here. The cabin is very well designed, clean and in a beautiful, peaceful location where the only sound is of birds and the odd tractor. Its a good location to get out for walks as well. Our host was very helpful and attentive when we had a minor problem. If you're looking for a peaceful stay in a fairly isolated, rural setting, without Internet or phone signal but a high level of comfort then this is the place for you. I'd definitely go back.

Well up to our expectations. Equipment and provisions exceeded our expectations, with generous supplies (e.g. bread, milk, coffee, oil) and lots of treats (bacon, eggs, cakes), plus strawberries and prosecco to celebrate our anniversary. Plenty of hot water for a wallow in the outside bath. Barbecue can be cooked on the fire pit at the cabin, and the BBQ station in the woods. Beautiful view over the field filled with wildflowers, with snuggly sheepskins and blankets for the evening. Sat up in bed watching deer or pheasants 20m away when we woke. The notes about Devon roads gave advance warning, but many roads nearby are best to be avoided, particularly those NE of the cabin towards Tiverton. It is bad enough driving forward on narrow roads with foliage brushing both sides of the car, but reversing 250m uphill and round bends to the first passing space is best avoided. The road west through Poughill and east through Cheriton Fitzpaine towards the A3072 are still single track, but at least wider, level, and more passing places. While postcode gets you almost to the farm, Lat/Long co-ordinates of 50.85707 / -3.61637 take you precisely to the farm yard.

It is gloriously located for privacy, views and overall pastoral beauty. Its the first stay I've had where we've wanted to spend a day just being there rather than going out and about (even though the out-and-about is pretty special too.

Holly water cabin was a total dream! We were so looking forward to having sometime away from London post lockdown and to relax and holly water definitely provided the perfect setting for this. We were so impressed and it was better than expected. The cabin was so beautiful, Sara and Ed had really thought of everything. The attention to detail was impressive and so thoughtful especially the hand written welcome card. The email and information before our stay was very welcoming and had everything we needed to arrive and use the cabin. They were so generous with the breakfast supplies and endless supply of wood for the fire. The kitchen was fully kitted out to cook with beautiful pottery/ ceramics. The bed was so welcoming and the sofa was like a cloud. The best feature of the cabin is definitely the outdoor bath which kept its heat so well and we enjoyed endless baths over our stay. We couldn’t fault our stay and only wished we could have been there for longer. One of the most relaxing places I’ve stayed!

Really, really good. It is a Covid Tier 2 accommodation for two. Reasonably easy to find following our host's precise instructions. Started in pouring rain and a lift to the cabin by our host, Sarah, in "Henry Honda" along a farm track. Beautiful cabin with all the mod coms except for planned complete absence of Wi-Fi, 3G and television. My wife and I were encouraged to speak to each other, like we hadn't done in years and enjoyed it! Lovely fireplace that heated the cosy room very quickly, kitchenette that was easy to use and quite sufficient to cook a full meal, pre-stocked food in the refrigerator in case we arrived late (we did), a shower that was superb, an outdoor bath tub with lots of hot water and a delightful treehouse accessed via a Da Vinci bridge. Great views all around from within the cabin and from the treehouse. A good walk to the village with a few cheeky climbs and drops and a fab village shop run by volunteers. Didn't get to sample the local pubs as they were both closed. Strongly recommended for anyone wanting to have a relaxing, very comfortable, mostly communication free getaway, a very caring host and far away from other people and accommodation.

The cabin has been beautifully designed with all the amenities you need and the peaceful setting with glorious views and privacy tick every box. We complelte swtiched off for the week and enjoyed some pure rest and relaxation. Using the outdoor bath on the deck and looking up at the stars was the cherry on top of the cake!

Perfect! Holly Water Cabin is warm, welcoming, cosy and comfortable and the location is amazing. We had a truly peaceful stay and we didn't want to leave, we will certainly be returning one day! Days were spent reading by the fire or on the deck, wandering the beautiful scenery and then lazing in the bath under the stars at night. The treehouse was a lovely extra and the rope swing was fun too! Sara very helpfully came to meet us to take our things down to the cabin, the ground was rather soggy after all the rain and it was lovely to meet her and have a chat, a lovely host! All the extra touches were amazing, we were left butter, eggs, jams, fudge, biscuits, bread and apple juice and a lovely welcome card. The firewood for both the log burner inside and the firebowl outside was all included (unlike others where you have to pay!) and extra was close by if you needed it. The sofa was so comfy, you really did sink into it! The bed was great and the linens were soft and cosy just like the pillows, we enjoyed reading in bed with the morning sun coming through the window. The bath is a truly luxurious feature and it was so relaxing to unwind in. Thank you again for our blissful stay!

We had the most relaxing stay at Holly Water, Sara has created a beautiful experience in, what they have described as, a 'cabin' but really it is a cute studio rivalling most 5* hotels. Fresh supplies in the fridge, plenty of firewood, cosy towels and duvets. A bath looking out over a field, watching the crows fly ahead, drinking a glass of champagne - it is almost making me a bit sad to write this!! There was literally nothing we would change from our time - it was completely perfect.

The cabin was absolutely beautiful, minimalist and very natural but perfectly thought out and very well executed, as well as being filled with everything you need and more. We spent our time reading by the fire, painting out on the deck and soaking in the copper bath. Sara and Ed were lovely and super helpful, providing us with directions, extra firelighters and even made a restaurant booking on our behalf. The holiday was bliss and we cannot wait to go back!

We stayed in this lovely property at the end of September. It is very comfortable and designed for maximum relax factor. The bath on the deck is a must, especially at night time under the stars. It is ideal if you just want to do nothing but wallow about, looking at the wildlife from the comfy chairs on the terrace, or watching the stars by the light of the firepit, accompanied by a nice G and T. Definitely recommend a stay here!

Our stay at Holly Water Cabin was absolutely magical. You can tell a lot of care and attention has been put into making the cabin one in a million, and the extra touches were muchly appreciated. The lack of 4G and signal meant we could have a proper digital detox, read our books in peace and enjoy the local delights. As we travelled down the field approaching the cabin there was an immediate feeling of relaxation. The quietness and fresh air was the first thing I noticed. Everything about our stay was well thought out to make it a special and memorable time. With busy lives you often don't take the time to enjoy silence, to hear the rain, listen to the birds and take a walk around a field, to experience that plus the outdoor bath was such a wonderful place lay back and have a glass of champagne. The cabin was perfect in every way, comfortable bedding, lovely products, little additions such as locally sourced food and lots of wood for the fire and kadai. We had time to play draughts, sit and watch the flames in the log burner while sitting on the settee that felt like a cloud. To disconnect properly from the outside world with no TV and sketchy signal was a pleasure. To not be distracted and to enjoy an uninterrupted conversation without a pinging phone or an overenthusiastic child, was just what we needed. There wasn't any aspect of our trip that we would change. We tend not to go back to the same places that we've stayed but Holly Water Cabin is the exception.

I can't rate Holly Water Cabin high enough. HOW GORGEOUS. From the treehouse and the copper tub to the comfy touches in the cabin, Sara and Ed really have thought have everything, on top of being an incredibly friendly duo. We loved connecting over the fire, playing cards and swinging next to the water on the rope swing, and even when we wanted to visit the beaches of North Devon, decided to stay in the cabin the whole time just owing to how pretty and comfortable it was. We've had so many friends ask us where we stayed after sharing pictures on Instagram, and I'm more than happy to tell them where!

We stayed here August Bank Holiday and it was simply amazing. The cabin is very secluded and well stocked. The attention to detail is the highlight and they have thought of everything. The bath is lovely and loved sitting out on the deck with the fire pit. We've stayed in several canopy and stars places and this was by far the best and will definitely be back.

The cabin exceeded our expectations and more—Sara & Ed have thought about every little detail in the cabin and they really have created a tranquil nirvana! On arrival we knew we’d arrived somewhere very special, the cabin is set inside Marsh Farm which means there was nobody to be seen for as far as the eye can see. We had complete privacy and isolation throughout our stay. We enjoyed soaking in the bath, beers around the fire, and waiting to watch the crows fly overhead every night between 7-10. There are beautiful walks in the area and it is also perfectly placed for day trip to the sea. The cabin is an extraordinary place and we cannot fault anything! Sara and Ed were lovely and super helpful – it really is 10 out of 10 from us, we’ll be booking to return very soon.

We stayed here for a 2 night break and were absolutely blown away by the hospitality at Holly Water Cabin. The cabin itself is perfect, with too many great features to list. But above all you can tell the hosts had thought of absolutely everything, the cabin was well stocked and you could just tell great care was put into the whole experience. Would definitely stay again!

We were lucky enough to be the very first guests at Holly Water Cabin, and can report that it is a little piece of heaven. We had such a wonderfully relaxing and tranquil stay. We spent hours soaking in the amazing outside bath (which seemed to defy the laws of physics in it's ability to stay warm for ages), watched the sunset from the gorgeous campfire setting in the woods, lingered in bed looking out through the picture window, and just whiled away the time enjoying the wide views of the fields and trees. We saw all sorts of wildlife in the field, including a fawn at one point. The cabin is beautifully designed, not a hint of plastic anywhere. The sofa and bed are huggingly comfortable, and the kitchen has all you need. Sadly the strong winds during our stay made cooking on the campfire too difficult, but we did cook some fish over the firebowl. An absolutely magical place.

Amazing stay! Host provided so many thoughtful touches, including a breakfast hamper from the local farm shop. The cabin was beautifully decorated, extremely clean and had everything you needed! The outdoor bath and wood fire were lovely, and added a unique touch.
