Overview
Coppice Woodland is a rural apartment spread over four "rooms" dotted in the trees and bushes. The VW camper van is, if you choose, the main bedroom and has a double bed. The second sleeping space is the beautifully hand-crafted Woodsman's Yurt which has a king-size bed for two and is nestled in the woodland opposite the kitchen area. There's an oak-framed cob hut that houses the compost loo and the covered kitchen area; the dining room is formed from a cedar shingle canopy that curves up from the forest floor to create a sheltered area, with handcrafted oak and beech outdoor furniture.
The hot tub is a great, wok-like bowl which sits four adults comfortably and is surrounded by a woven hazel and willow screen. Or relax in the hammocks dotted about in the trees; you may well find you need it after a day at Coppice Woodland. There's rustic football goals and games spaces all scattered around. Best of all you have the woodland space all to yourselves.
The rest of Guilden Gate smallholding is the loving and painstaking creation of Jacqueline & Simon Saggers. They have taken every step to preserve and nurture their patch of countryside just south of Cambridge. The idea was to create, through encouraging diversity and tending of the land, almost a mini eco-system, which sustains itself and them.
Only 35 minutes on the train from London, The Coppice Woodland makes a perfect weekend escape or even a base for forays into the city. If you're keeping it rural during your stay there are plenty of walks in the surrounding countryside, including many that take in local village pubs. You can also quiz Jacqueline and Simon for tips on their sustainable endeavours from wind power to greywater recycling or even join in on the smallholding.

By public transport (35 minutes on the train from London)
The nearest bus and train station are both in Royston (4 miles). Simon or Jacqueline are happy to pick up guests from Royston bus or train station if they do not have other commitments on the day. There is no charge for this.
By car
Follow the navigator to North End at the war memorial. You will pass the parish church on your right and The Belle pub on your left. Once past the pub, start to look to your right and you should see the Guilden Gate wind turbine. Follow the road until you see the wooden Guilden Gate sign near the street lamp and small 30mph sign. Turn right over the ditch and up the drive. If you get back into housing you have gone too far. Look for a black weatherboard cottage with terracotta clay roof tiles which is set back from the road.
The Secret Garden and The Coppice Woodland are approximately 50 metres away from the car park and your hosts can provide a wheelbarrow to transport your belongings.

Meet your hosts
Meet Simon and Jacqueline
Simon and Jacqueline Saggers are the current generation of the Saggers family who have lived and worked in Bassingbourn since the 1600s.
Having drawn up various plans and thrown numerous ideas around the real hard work began in October 1998 when Simon and Jacqueline bought two hectares (five-and-a-half acres) of farmland and embarked on the lifelong task of creating Guilden Gate.
Wildlife & environment
Their vision is to create an integrated, sustainable smallholding. They’ve planted a mixed mosaic of native hedging, wildflower meadows, a coppice woodland, vegetable fields and a fruit orchard that yield organic vegetables, herbs and fruit. They planted a vineyard in 2012. The smallholding meets its water requirements through rainwater harvest and a borehole.
Guilden Gate independently generates its own net energy needs from renewable resources. The woodland, planted in 1999, provides all the wood for their household heating, and Guilden Gate is a net zero C02 emissions site. The family re-use and recycle as much as possible on site.
The two-acre woodland where the Coppice Woodland glamping site is located at Guilden Gate was planted in 1999 and is a haven for wildlife. The arrival of the first swallows has been noted since 1998. During your stay, you'll probably hear owls hooting and foxes barking as well as see badgers, rabbits, muntjac, pheasants and many types of insects, birds and butterflies. The smallholding has been designed to encourage biodiversity.

It was lovely! A birthday retreat and also our first weekend away together. We loved the space, the quirkiness, the hot tub, the privacey and seclution, the setting, and having the world's poshest compost loo. Our hosts could not have been more helpful for our arrival - including firing up the hot tub before we arrived and being totally unphased when we were held up on the way and didn't arrive until 10pm - and then left us alone, which was perfect. Warmly recommended.

Simon greeted us and showed us to camp, and agreed to come back a while later to help set up the hot tub. He made it clear he was available for anything we needed and then left us to it. The space is huge but feels really private. The kitchen area is well stocked with essential kit and the roof cover over the dining table worked very well against the downpours we had on our second day. We enjoyed sitting around the fire, having an evening hot tub, and wandering around the smallholding to see what was growing. The yurt was comfortable despite it being a bit chilly at night. We went for a fabulous pub lunch at The Hoops via a walk in the local village/surrounding greenery - it's a nice area and easy to find your way around. Definitely somewhere I'd consider staying again!

We had a glorious long weekend at The Coppice Woodland making magical memories with my little girl, Mum and sister. It's spacious, quiet and such a treat to cook on fire, wash outdoors and live simply for a few days. The hosts were friendly and helpful and would definitely visit again!

Absolutely stunning location, really magical! The hosts were fantastic, showed us around and how to light the fire for the hot tub. They were always available if we needed them but left us to own devices otherwise. The experience of the outside kitchen, camp fire, pizza oven and living under the stars was perfect! Exactly what we needed to be off grid for a little while. My son enjoyed himself so much and was fabulous to see him playing in the wild and free from his tech for a few days. An excellent re set for us all! We will definitely be back! The hot tub was Devine and the accommodation was so cosy and comfortable.

My housemates and I had the-best-time-ever. What an adventure! We went from a competition of the ugliest pizza during dinner and ufo/aliens scary stories late night in the hot tub to non-stopping laughs in the woodland playing games during the day and drinks in front of the fire while listening to old songs from when we were little. We harvested apples and blackberries and made a crumble and even though we manage to burn the crumble in the pizza oven, it was still delicious. We certainly will keep unforgettable memories of the few days we spent away. We want to go back and stay longer

Due to the recent Covid pandemic my husband and I decided to cancel our family holiday to Portugal. I put in a search on the internet of places to stay in England (with a hot tub) which lead me to Canopy & Stars. The Coppice Woodland had availability for our family of 5. Wow what an experience! When we arrived we were greeted by Simon and Jacqueline (the owners). They were both so welcoming and friendly. They showed us to this quirky, stunning woodland that was all ours for 4 nights. The woodland Coppice is a huge space that consisted of a camper van, a yurt (with a king sized bed) a kitchen, dining area, hammocks and a hot tub that is heated with a fire! It was an amazing memorable experience! The children had acres of land to run around. The forest, meadow, wild flower garden, the place is stunning. Then to wind down at the camp fire with hot chocolate and toasted marshmallows was the perfect ending to a day full of adventure. The bed in the Yurt is positioned under a port hole window that allows you to drift off to sleep under the stars. It rained quite a bit throughout our stay but there is plenty of shelter around the site and it really did not affect our experience.

We had a lovely stay in the VW campervan. The hot tub was a lovely extra however did take a while to warm up! Although it rained for most of our trip, sitting in the van and under the shelter was so cosy and enjoyable. The hosts Jaq and Simon were very welcoming and hospitable and really improved our trip. The shower was freezing so we had to wash in the sink but it added to the outdoors experience! Overall we had a lovely trip and will hopefully return soon :)

I stayed at the Coppice Woodland with 3 friends, and everything surpassed expectations. Simon was absolutely brilliant, showing us the surroundings and ensuring that we had everything we needed. The campsite really is a unique experience - drinking wine and gazing at stars in the wood fired hot tub had to be a highlight, as well as the wood fired pizza oven and beautiful hand-made outdoor furniture. The campsite was entirely peaceful and secluded, leaving us feeling incredibly refreshed and content from a much needed break from London. It was easy to get to, surrounded by some great pubs and villages, as well as the beautiful Wimpole Hall National Trust property, which made for a great day out on the Saturday. All in all, I couldn't recommend this experience more. Thank you very much to Simon and we will be back!

We absolutely loved it! We visited the coppice for my friends birthday and both took our mothers (brave I know) but it was lovely. So relaxed and peaceful and you felt a million miles from everything. Our host was fantastic and was more than happy to help with our questions ... However daft they may have sounded! The hot tub was definitely a love hate relationship and took some figuring out but the concept was really good and to be able to cook breakfast in a hot tub was ace. The place itself was easy to find and we visited Shepreth wildlife park and went into Cambridge during our stay which were both easily accessible. We would definitely recommend this to friends and family the camp is very eco friendly so anybody with an appreciation with this would enjoy their stay.

The stay was fantastic. It was for my wifes birthday, and she describes it as her best birthday. The hosts, Simon and Jaq were fantastic, being always available if needed but never intusive. Everything was perfect, from the hottub to sleeping in the camper van. Our 2 daughters loved the wide open space to run around in and hunt for bugs in the wood. Simply magnificent

Simon, the owner, provided us with extra blankets and lots of extra wood for fires and to stoke the hot tub (perfect in the depths of Winter!). The gramophone in the compost toilet was a novelty too! They kept us fully stocked with plenty of wood for the fire/hot tub and plenty of duvets for snuggling up in. The camper van didn't lose any heat during the night which was perfect for this time of year. The location was amazing, secluded in the coppice but close enough to all the local attractions. A great site for couples or families. We will definitely be going back!"

We were also really lucky with the weather and managed to go punting in Cambridge and used the hot tub on one of the evenings too. The camper and yurt were perfect for us and we had lots of fun toasting marshmallows on the campfire, and accidentally burning our shoes too!"

"As a group of city girls we fully embraced the 'camping life' A few firsts were encountered by individual members, e.g. compost loo, solar shower, sleeping in a tent, hot tub under the stars and marshmellow munching snails. We have returned feeling full of bubbles and very proud at cooking every meal over a camp fire! The owners of the site couldn't have been more helpful, our welcome bottle of home made elderflower sparkling wine went down a treat. Clear instructions on how to use the hot tub - and endless supply of wood meant this became a firm favourite activity on the site. The gramaphone in the loo caused some hysteria (you had to choose an appropriate record to play whilst using the facilities - camp rules!) and the hammocks meant everyone had a quiet place to enjoy the sunshine."

It was lovely! A birthday retreat and also our first weekend away together. We loved the space, the quirkiness, the hot tub, the privacey and seclution, the setting, and having the world's poshest compost loo. Our hosts could not have been more helpful for our arrival - including firing up the hot tub before we arrived and being totally unphased when we were held up on the way and didn't arrive until 10pm - and then left us alone, which was perfect. Warmly recommended.

Simon greeted us and showed us to camp, and agreed to come back a while later to help set up the hot tub. He made it clear he was available for anything we needed and then left us to it. The space is huge but feels really private. The kitchen area is well stocked with essential kit and the roof cover over the dining table worked very well against the downpours we had on our second day. We enjoyed sitting around the fire, having an evening hot tub, and wandering around the smallholding to see what was growing. The yurt was comfortable despite it being a bit chilly at night. We went for a fabulous pub lunch at The Hoops via a walk in the local village/surrounding greenery - it's a nice area and easy to find your way around. Definitely somewhere I'd consider staying again!

We had a glorious long weekend at The Coppice Woodland making magical memories with my little girl, Mum and sister. It's spacious, quiet and such a treat to cook on fire, wash outdoors and live simply for a few days. The hosts were friendly and helpful and would definitely visit again!

Absolutely stunning location, really magical! The hosts were fantastic, showed us around and how to light the fire for the hot tub. They were always available if we needed them but left us to own devices otherwise. The experience of the outside kitchen, camp fire, pizza oven and living under the stars was perfect! Exactly what we needed to be off grid for a little while. My son enjoyed himself so much and was fabulous to see him playing in the wild and free from his tech for a few days. An excellent re set for us all! We will definitely be back! The hot tub was Devine and the accommodation was so cosy and comfortable.

My housemates and I had the-best-time-ever. What an adventure! We went from a competition of the ugliest pizza during dinner and ufo/aliens scary stories late night in the hot tub to non-stopping laughs in the woodland playing games during the day and drinks in front of the fire while listening to old songs from when we were little. We harvested apples and blackberries and made a crumble and even though we manage to burn the crumble in the pizza oven, it was still delicious. We certainly will keep unforgettable memories of the few days we spent away. We want to go back and stay longer

Due to the recent Covid pandemic my husband and I decided to cancel our family holiday to Portugal. I put in a search on the internet of places to stay in England (with a hot tub) which lead me to Canopy & Stars. The Coppice Woodland had availability for our family of 5. Wow what an experience! When we arrived we were greeted by Simon and Jacqueline (the owners). They were both so welcoming and friendly. They showed us to this quirky, stunning woodland that was all ours for 4 nights. The woodland Coppice is a huge space that consisted of a camper van, a yurt (with a king sized bed) a kitchen, dining area, hammocks and a hot tub that is heated with a fire! It was an amazing memorable experience! The children had acres of land to run around. The forest, meadow, wild flower garden, the place is stunning. Then to wind down at the camp fire with hot chocolate and toasted marshmallows was the perfect ending to a day full of adventure. The bed in the Yurt is positioned under a port hole window that allows you to drift off to sleep under the stars. It rained quite a bit throughout our stay but there is plenty of shelter around the site and it really did not affect our experience.

We had a lovely stay in the VW campervan. The hot tub was a lovely extra however did take a while to warm up! Although it rained for most of our trip, sitting in the van and under the shelter was so cosy and enjoyable. The hosts Jaq and Simon were very welcoming and hospitable and really improved our trip. The shower was freezing so we had to wash in the sink but it added to the outdoors experience! Overall we had a lovely trip and will hopefully return soon :)

I stayed at the Coppice Woodland with 3 friends, and everything surpassed expectations. Simon was absolutely brilliant, showing us the surroundings and ensuring that we had everything we needed. The campsite really is a unique experience - drinking wine and gazing at stars in the wood fired hot tub had to be a highlight, as well as the wood fired pizza oven and beautiful hand-made outdoor furniture. The campsite was entirely peaceful and secluded, leaving us feeling incredibly refreshed and content from a much needed break from London. It was easy to get to, surrounded by some great pubs and villages, as well as the beautiful Wimpole Hall National Trust property, which made for a great day out on the Saturday. All in all, I couldn't recommend this experience more. Thank you very much to Simon and we will be back!

The hosts were great - always at hand to help but never in the way or intruding. The pizza oven, hot tub & fire pit were a great touch and perfect entertainment for the evenings.

We absolutely loved it! We visited the coppice for my friends birthday and both took our mothers (brave I know) but it was lovely. So relaxed and peaceful and you felt a million miles from everything. Our host was fantastic and was more than happy to help with our questions ... However daft they may have sounded! The hot tub was definitely a love hate relationship and took some figuring out but the concept was really good and to be able to cook breakfast in a hot tub was ace. The place itself was easy to find and we visited Shepreth wildlife park and went into Cambridge during our stay which were both easily accessible. We would definitely recommend this to friends and family the camp is very eco friendly so anybody with an appreciation with this would enjoy their stay.
