Overview
The meadow and woods of this old flour mill have become the perfect place to escape the daily grind. Prudence, an old gypsy wagon rescued and restored from among the ferns and flowers, is your bedroom. She's been simply kitted out, with a little wood-burner, sliding storage drawers and a kids den under the main raised bed. Inside you'll find a photo of the former owner of the wagon and the land (as well as some of her writing), for whom Prudence was named. She and her husband St John moved away after 40 years of self-sufficient living and current owner Ginnette still sends them updates on life at the mill. As well as fixing up Prudence, Ginnette and Keith, who live 100m up the track and are the only people who will pass by, have added an outdoor kitchen space, with gas hobs and seating, as well as the firebowl just off the deck that overlooks the meadow. The shower is at the back of the kitchen unit and the compost loo just up the hill. Fairy lights, solar lanterns and torches will guide you round the site, but leave them all off and you'll see stunning night skies and hear the hoots of owls, the scurry of badgers and an enormous amount of other wildlife activity.
On a walk down through the mown paths in the meadow you'll see even more evidence of the area's biodiversity. The field ripples with butterflies, you might spot roe and red deer moving through the valley and kingfishers and otters are rumoured to live along the river. You can swing gently in the hammock in the woods or scramble the tree swings and nets before going for a paddle in the stream. A slightly longer stroll takes you down to the perfect pooh sticks bridge at the bottom of the hill and there are all the attractions of rural Cornwall on your doorstep too. The 10 miles of the Granite Way run nearby and Roadford Lake, just six miles off, is great for cycling, gentle walking and watersports. For the more adventurous, Dartmoor offers all sorts of climbing and hiking, while the coast is near enough to take on the surf at Widemouth Bay. For more chilled days out, there's plenty to do as well, with numerous historic sites, gorgeous gardens and sleepy market towns to explore before you head back to your private patch of Cornish countryside.

- The main areas of the space are on four different levels, accessed via stairs
- The covered kitchen, picnic table and shower are level with the parking
- The level of the sleeping caravan is up three steps, between 17-19 cm high each. Then there are another three steps up into the caravan itself, between 12-20 cm high
- The firepit area is down three steps from the kitchen level, it can also be accessed via a grassy decline from the parking
- The compost loo is a minute walk and up 21 steps of varied height from the kitchen level
- There are no railings on any of the stairs
- From the parking you need to walk between a tree stump and the caravan, which only has a gap of 58cm
- The doorway into the caravan is 52 cm wide and 149 cm high
- The outdoor kitchen is open on one side
- The doorway to the shower is 59 cm wide
- The door to the compost loo is 49 cm wide
- There is a separate shower room level with the kitchen, which has a stand up shower and area for changing with a chair, tray for toiletries and small mirror

The nearest train station is in Okehampton (14 miles). From there the No 6 bus can get you to Holsworthy (7miles) or the No 6a to Launceston (7 miles).
By car
M5 to Exeter then A30 past Okehampton. 10 miles after Okehampton take the Roadford/Broadwoodwidger exit and head North. After 6 miles – at the end of the road – turn left and then after 1 mile turn right – signposted Virginstow. Go through the village, into the valley and up the other side and just as the road levels Panson Mill is down a lane by a concrete block wall on the left.
The space is Panson Mill NOT Panson Mill Farm.
PL15 9SQ on the satnav will get you, in a roundabout way, to the East Panson junction on the A388. Head through East Panson farm and just before the road dips into the valley Panson Mill is down the lane on the right.

Parking is 15 metres from the caravan or 200 metres at the top of the lane. Meet your hosts
Meet Keith and Ginnette
Panson Mill was once a small flour mill built in the early 18th century to serve the local estate farms. Keith and Ginnette think the mill closed in 1883 and may have been because of worldwide crop failures after the Crakatoa volcanic eruption.
They bought Panson Mill in 2016 when the previous owners made the heart-wrenching decision that it was time to leave after 40 years of living simply and self-sufficiently. The lovely lady is a writer and kept very detailed accounts of life here, you'll find a few pieces of this in the caravan. Keith and Ginnette still correspond regularly keeping her up to date with life at the mill.
Wildlife & Environment
Keith and Ginnette regularly see roe deer and at times red deer travel along the valley. Foxes and badgers follow a nature highway through their ham field. There is a wildlife camera that they often set up and capture some great images and videos. There is also barn owls and tawny owls all year round. Keith and Ginnette often hear the tawny during sunny summer days in the trees above the camping site. There are daily birds around the garden and woodland, spotted woodpecker, lang tailed tits, tree creeper, nuthatch, gold finch, wrens and much, much more!
Down by the river they have had very short glimspes of a kingfishers. They also have been told that their river is populated with otters however they are yet to see these illusive creatures - they are hoping to capture them on the wildlife camera. Keith and Ginnette don’t use any chemicals on the land and manage their ground in a rotational cycle of grazing and cutting late in the summer. Wild Spaces has mains water, natural soak away, LPG gas, wood fire from their site and solar lighting.

We had such a great time at Prudence. It was our first 'camping' trip as a whole family and this provided the necessary comforts of toilets, shower and cooking area that made life that little bit easier with little ones around. Beautiful setting, lovely caravan and a nice relaxing break all round.

Goodness me, what an idyllic spot. My 4yr old and I had the MOST magical time. We made some incredibly special memories which we will treasure always. We had a lovely stay at Prudence. It was peaceful and relaxing and the surroundings were beautiful. The place has been very well thought out and the outdoor kitchen we felt was particularly good. The dogs loved the surrounding area and they also really enjoyed the space under the bed for sleeping.

My family & I had the most magical stay at Prudence. It had everything we needed for a very homely, comforting stay away. The kids loved the place, it was just perfect. On a clear night the stars were amazing. A very beautiful place to unwind within nature, and a fabulous location to explore. A real hidden gem. Can’t wait to return.

Our stay at Prudence was truly wonderful. The setting was serene, the nature surrounding was gorgeous and the hosts were so welcoming + friendly. The bed was comfy and the caravan was very cozy. We loved cooking over the fire, and the kitchen was well kitted out too! We explored the land and went for lovely walks along the stream. We both came back fully refreshed - the bird songs every morning and the butterflies flitting around the meadow will be missed! Thank you Keith + Ginette, we are so glad we came!

This was our second stay at Prudence and it was just as magical, if not more so, than the first time! The caravan itself is just so cute and surprisingly snuggly!! There is a wood burner but we didn’t need to use it! Once you have the door closed, it is lovely and warm! The kitchen set up is brilliant too, everything you need is right there for you. It is located in a great place too and we had some great days out at Bude, Plymouth and Tintagel. The site is just beautiful too; the meadow outside the caravan is just stunning and this time we saw hawks, a barn owl (that has a very loud screech!), so many different bugs and insects and we think we saw a flash of a kingfisher down by the river. We spent many hours down by the river, making stone stacks and twig boats! The rope / tyre swing was a favourite for my son too! When the rain finally stopped, we managed to get a camp fire going in the fire pit…but the rain had other ideas and put it out! All in all, this was a fabulous break away from the daily grind, a proper change of pace in such a wonderful setting! I cannot recommend a stay at Prudence enough and we will most definitely be returning for another stay in the future! :)

Our 3 night stay at Prudence Gypsy caravan was very special and we shall remember it always. The bed was really comfy and the kids slept well on camping mats underneath. The kitchen has everything you need. We loved our visit from Myrtle the dog every day too. We even saw an owl in the lane early evening, on our way to watch the sun setting. Keith even let us check out as-and-when we wished on our last day as there was no-one booked in directly after us. Highly recommend escaping to Prudence. All essentials are provided including some helpful instructions, two hot water bottles and a cafetiere! We hope to return again one day.

Magical stay- loved the rope swing, reading in hammock and marshmallows on open fire. Prudence was full of character and lovely to hear of her history. Den was great for kids. This was up there in one of the most special, relaxing, beautiful stays we have ever had the pleasure of staying in. We were blown away by the way in which Ginette and Keith have put together Prudence and the wonderful home made treats we arrived to. Every little detail was so thought out and the meadow it is located on is a wonderful sun catcher spot full of butterflies and bird song. We so hope to be back soon. This is such a beautiful, charming place! The caravan is absolutely gorgeous; the restoration of it is just exquisite and you can read all about the restoration process as there is a little book inside the caravan explaining everything that went into it! You are set up for everything; the kitchen is great, with everything that you could possibly need and then some! The shower attached to the back of the kitchen is great too! Compost toilet took a little getting used to (a little drafty on the nether regions!) but it was very clean! The path up to the toilet can be a bit slippery in the wet so definitely need wellies/walking boots! The site is amazing; there is a rope swing and tree clamber net, the most delightful little stream running along the bottom of the site, all of which kept my outdoor loving 15 year old and me occupied for hours at a time! There is a fire pit just below the kitchen, great for roasting marshmallows! The meadow was filled with all sorts of insects and I’m sure there were deer heading through in the very early hours! The site owners were fab too and the daily visits from their dog Myrtle were just the icing on top of the cake! :)

Such a fabulous stay in the beautiful Prudence. We booked Prudence for 3 nights at the start of our holiday. Such beautiful surroundings! The owners were lovely and came to greet us to make sure we settled in well and left us some goodies for our stay. Lastly, I can’t leave a review without mentioning lovely Myrtle the family dog who came to visit us a few times throughout our stay - usually around meal times haha! Such a lovely dog xx

Prudence was a beautiful caravan, it had a comfy bed with a cosy den for kids underneath. The outdoor kitchen was really well equipped with everything needed for our stay. Luckily for us it provided ample shelter from the rain and a space big enough to eat and play games in. The location was perfect, with plenty of lovely places close by to explore. Tintagel castle and port isaac are definitely worth a visit. The pub in nearby st giles on the heath was very friendly and Launceston was only a short drive for shopping, petrol and a chinese takeaway. We also ventured towards st Austell for a game of football golf which was very good for teenagers and found a lovely dog friendly beach at Daymer Bay. The kids enjoyed the rope swing and hammock and didn't complain too much about the lack of wifi and electricity. The only slight negative was the walk up to the toilet, the slope was a bit muddy after the recent rain and being a bit accident prone I slipped down it. I found it safer to walk the long way up the road after that! We had a couple of dry nights and enjoyed toasting marshmallows over the fire pit and watching the stars. The hosts keith and Ginnette were very welcoming.

We had the most beautiful stay and have made memories that will last forever. We have already booked to stay at Prudence beach summer. It rained nearly the whole weekend which didn’t taint our stay- we had a very cosy time and sat drawing and eating in the outdoor kitchen. We managed to toast marshmallows and eat our dinner outside on both nights when the rain subsided. Keith was a great host and even brought us fresh milk in the morning for our coffee. Our children absolutely loved their magical stay and can’t wait to return next year!

Prudence is in a great spot, completely secluded with its own wildflower meadow, small Forrest and stream. Short drive from some really cool places. The owners live just down the hill and are really friendly with a dog who comes up to say hello. Lots of wildlife, bit of hay fever but all in a really great stay.

Prudence was the most tranquil and naturally beautiful place to stay. We had a wonderful time just relaxing in the hammocks and listening to the birds singing. Our boys loved the tyre swing and generally just exploring the meadow and stream nearby.

Absolutely magical place where you can reconnect with nature (there’s no signal luckily). You’ll have everything you need: kitchen, shower, solar powered lights but no plug in charger. We’re quite tall, 6’3 and 6’6 and the bed was a bit short but apart from it we enjoyed every minute. Keith is a very kind and helpful host and our dog also had a wonderful and secure time as the neighbouring lands are fenced. We will be back for sure.

We absolutely loved our stay at Prudences. We were really excited having seen the pictures and read the description but it superseded our expectations. It is set in such a beautiful location, unfortunately it rained heavily through out our stay but every time the rain stopped our children were out enjoying the long grass, tire swing & small stream. The facilities are fantastic! The owners have thought of everything. We weren't cold despite the weather. We will be going back with out a doubt!!

Prudence is a charmingly restored caravan located in beautiful in rolling countryside surrounded by the sounds of nature. It's impossible not to fall in love with this place. We had the most magical few days at Prudence. As soon as we arrived we were greeted by Ginette and Keith’s dog, she was the sweetest girl! The place was absolutely stunning and peaceful. It was very clean and just like the pictures. Ginette and Keith really thought of every little detail with instructions of how to use the woodburner, fridge, compost loo, shower, etc. They also left us eggs, cookies and homemade elderflower cordial which was delicious!!! I also wanna comment on the bed - it was so comfortable and I had such a good nights sleep! We were very lucky with the weather so we visited a few beaches while we were there (Bude is about 30 mins away) so it was lovely having a beach day and then coming back to the caravan and relaxing by the fire with a glass of wine. Thank you so much G&K, we already can’t wait to come back!

It was a very cold weekend but we managed to keep warm inside the caravan by using the wood burner. Keith and Ginnette were very friendly and helpful and the location was idyillic. Me my husband, our 2 and 6 year old stayed for 3 nights. Prudance was everything we hoped she would be and more; exactly like the photos. We didn’t leave the site as there was so much exploring to do dispite the weather, and when it really rained we retreated back to play games, colouring, drawing and make dens under the bed. It was lovely to get away from Technology for a couple of days. Highly recommend! Hosts where lovely. We’ve booked to go back in the summer.

Staying in Prudence was absolutely stunning and very peaceful. She is very well maintained and although being off-grid, Keith and Ginnette's brilliant attention to detail means that you have everything you need to be comfortable, while still feeling close to nature. Keith and Ginnette are great hosts and although we never met Ginnette, Keith was incredibly friendly and welcoming and their communication, directions and information sheets about the use of the wood burner etc were fantastic and clear. We could not be happier with our stay and will be regular visitors from now on. It was so perfect, I chose to propose to my girlfriend there (she said yes!).

We had a great stay at Prudence! the setting was ideal for us, quiet space but some exciting areas to explore for the children. A great welcome from Keith who helped us settle in and pointed out a few local hot spots. The gypsy caravan was a delight to stay in, very unique, and very comfortable. The kitchen area was very well stocked with everything you need to make that lovely alfresco meal! We would definitely reccomend ths place and would be looking to return in future.

We had a brilliant stay at Prudence and loved every minute of it. It was such a unique experience and so magical for our children... and us! We absolutely loved getting away from it all - no electricity of wifi yey! - and loved being in such a lovely enchanted setting. It was fun just to explore the nature of the grounds and our children loved the rope swings and toasting the marshmallows that the very welcoming and friendly owners left for us in the kitchen.

We had a lovely time at Prudence for our stay over the Christmas period. the place was even better than I expected it to be. Very easy to find thanks to the instructions sent prior to our trip. Set in a private location with plenty of outside space perfect for 2 children and a dog to play in. The kids loved the nets to climb in, stream to paddle in and hammock. We were supplied with plenty of wood for burning, the children loved learning how to use the fire pit and toasted marshmallows. The hut itself was plenty big enough for all 4 of us the adults bed was comfy and the girls enjoyed sleeping In the kids den. The log burner kept us all warm at night. The kitchen was extremely well equipped containing everything you could possibly need and more. What a luxury to have a full size shower with hot water. The compost loo was very clean. Keith and Ginnette were very welcoming and friendly. We Will definitely be staying here again. Thank you for such a lovely experience

It was the perfect opportunity to unwind between Christmas and New Year and give the children 100% attention. We’ve just returned from two nights spent in this gorgeous little caravan with our two children and dog. And what a wonderful two nights they were (despite heavy rain and high winds!). We had a very warm welcome from lovely Ginnette, Elspeth and Myrtle. The caravan and accompanying kitchen, washroom and toilet have everything you could possibly need for a comfortable stay, and more! Our children and dog loved the outdoor space, complete with rope swings and stream to explore. We loved the peace and quiet - no WiFi, no phone signal and an escape from the humdrum of day to day life. The beds were comfortable and everything was lovely and clean with lots of attention to the little details - marshmallows for toasting, marshmallow forks for example. The location of Prudence is also very convenient for exploring Cornwall and Devon. We are so keen to return in Spring/summer and enjoy the outside space even more!

We loved out stay at Prudence. Beautifully decorated, cosy, comfortable and immaculately clean, nestled in a wild flower meadow. The owners Keith and Ginnette made us feel so welcome. Two nights was not long enough snuggled in this cute little caravan. The location is fantastic easy reach of shops and food if required. Also ideal for longer days out to Dartmoor, or the beautiful rugged Cornish coast.

Fantastic 3-night stay we would have loved to stay longer. A warm welcome with homemade elderflower ice-lollies wS the perfect start. Spent our time doing very little enjoying the peace and quiet of our own meadow. Spent the first morning at the Pooh stick bridge and then couple hours perfecting stone skimming technique in dappled sunlight completely undisturbed. We lay in the tree net and hammocks reading and snoozing. Cooked on fire pit, perfecting our smores and after board games enjoyed a fabulous view of the partial eclipse. Second day visited the lake and hired paddle boards/kayaks and walked around the lake before more s’mores and board games. All came home very relaxed and rejuvenated. Keith and Ginette were excellent hosts and even brought a baby rescue hedgehog for our daughter to see and hold. We were made to feel very welcome.

A trip all children deserve, away from screens and electronics. Facilities were great, everything you need in the kitchen area and the boys loved the sleeping den in the caravan. We had such a great time at Prudence. It was our first 'camping' trip as a whole family and this provided the necessary comforts of toilets, shower and cooking area that made life that little bit easier with little ones around. Beautiful setting, lovely caravan and a nice relaxing break all round.

Our stay at Prudence was truly wonderful. The setting was serene, the nature surrounding was gorgeous and the hosts were so welcoming + friendly. The bed was comfy and the caravan was very cozy. We loved cooking over the fire, and the kitchen was well kitted out too! We explored the land and went for lovely walks along the stream. We both came back fully refreshed - the bird songs every morning and the butterflies flitting around the meadow will be missed! Thank you Keith + Ginette, we are so glad we came!

This was our second stay at Prudence and it was just as magical, if not more so, than the first time! The caravan itself is just so cute and surprisingly snuggly!! There is a wood burner but we didn’t need to use it! Once you have the door closed, it is lovely and warm! The kitchen set up is brilliant too, everything you need is right there for you. It is located in a great place too and we had some great days out at Bude, Plymouth and Tintagel. The site is just beautiful too; the meadow outside the caravan is just stunning and this time we saw hawks, a barn owl (that has a very loud screech!), so many different bugs and insects and we think we saw a flash of a kingfisher down by the river. We spent many hours down by the river, making stone stacks and twig boats! The rope / tyre swing was a favourite for my son too! When the rain finally stopped, we managed to get a camp fire going in the fire pit…but the rain had other ideas and put it out! All in all, this was a fabulous break away from the daily grind, a proper change of pace in such a wonderful setting! I cannot recommend a stay at Prudence enough and we will most definitely be returning for another stay in the future! :)

Our 3 night stay at Prudence Gypsy caravan was very special and we shall remember it always. The bed was really comfy and the kids slept well on camping mats underneath. The kitchen has everything you need. We loved our visit from Myrtle the dog every day too. We even saw an owl in the lane early evening, on our way to watch the sun setting. Keith even let us check out as-and-when we wished on our last day as there was no-one booked in directly after us. Highly recommend escaping to Prudence. All essentials are provided including some helpful instructions, two hot water bottles and a cafetiere! We hope to return again one day.

Keith and Ginnette are great hosts and although we never met Ginnette, Keith was incredibly friendly and welcoming and their communication, directions and information sheets about the use of the wood burner etc were fantastic and clear. We could not be happier with our stay and will be regular visitors from now on. It was so perfect, I chose to propose to my girlfriend there (she said yes!).

We had a great stay at Prudence! the setting was ideal for us, quiet space but some exciting areas to explore for the children. A great welcome from Keith who helped us settle in and pointed out a few local hot spots. The gypsy caravan was a delight to stay in, very unique, and very comfortable. The kitchen area was very well stocked with everything you need to make that lovely alfresco meal! We would definitely reccomend ths place and would be looking to return in future.

We had a brilliant stay at Prudence and loved every minute of it. It was such a unique experience and so magical for our children... and us! We absolutely loved getting away from it all - no electricity of wifi yey! - and loved being in such a lovely enchanted setting. It was fun just to explore the nature of the grounds and our children loved the rope swings and toasting the marshmallows that the very welcoming and friendly owners left for us in the kitchen.

Beautiful setting, so quiet and peaceful. Prudence is beautiful and the owners have thought of everything. At night the fairy lights made it look magical. We would love to stay again.

We had a lovely time at Prudence for our stay over the Christmas period. the place was even better than I expected it to be. Very easy to find thanks to the instructions sent prior to our trip. Set in a private location with plenty of outside space perfect for 2 children and a dog to play in. The kids loved the nets to climb in, stream to paddle in and hammock. We were supplied with plenty of wood for burning, the children loved learning how to use the fire pit and toasted marshmallows. The hut itself was plenty big enough for all 4 of us the adults bed was comfy and the girls enjoyed sleeping In the kids den. The log burner kept us all warm at night. The kitchen was extremely well equipped containing everything you could possibly need and more. What a luxury to have a full size shower with hot water. The compost loo was very clean. Keith and Ginnette were very welcoming and friendly. We Will definitely be staying here again. Thank you for such a lovely experience

We had a wonderful stay at Prudence. We were in complete privacy and the children were able to run free and enjoy themselves. It was the perfect opportunity to unwind between Christmas and New Year and give the children 100% attention. Family time is so important and we have created memories at Prudence that will last a life time. Don't hesitate in booking. You will not be disappointed.

We’ve just returned from two nights spent in this gorgeous little caravan with our two children and dog. And what a wonderful two nights they were (despite heavy rain and high winds!). We had a very warm welcome from lovely Ginnette, Elspeth and Myrtle. The caravan and accompanying kitchen, washroom and toilet have everything you could possibly need for a comfortable stay, and more! Our children and dog loved the outdoor space, complete with rope swings and stream to explore. We loved the peace and quiet - no WiFi, no phone signal and an escape from the humdrum of day to day life. The beds were comfortable and everything was lovely and clean with lots of attention to the little details - marshmallows for toasting, marshmallow forks for example. The location of Prudence is also very convenient for exploring Cornwall and Devon. We are so keen to return in Spring/summer and enjoy the outside space even more!

What a perfect little place. Me, my partner and two kids aged 5 and 6 had a wonderful time. We wished we could have stayed longer. A quiet spot in the woods with lots to explore and a wonderful old fashioned caravan with attention to detail to make our stay beautiful!

We loved out stay at Prudence. Beautifully decorated, cosy, comfortable and immaculately clean, nestled in a wild flower meadow. The owners Keith and Ginnette made us feel so welcome. Two nights was not long enough snuggled in this cute little caravan. The location is fantastic easy reach of shops and food if required. Also ideal for longer days out to Dartmoor, or the beautiful rugged Cornish coast.

Myself, my girlfriend and our two dogs recently spent two nights in Prudence in St Giles on the Heath. The location was peaceful & idyllic. Prudence was absolutely beautiful in such a charmful & quaint way, a real testament to the owners taste and attention to detail. We would all wholeheartedly recommend a stay to anyone!

Really enjoyed this break. Great set up and the kids loved it. The owners were great hosts and our children loved playing with their daughter. As first time glampers, we were a little unsure of what to expect but this far exceeded our expectations and we would love to return again soon. A great place to get away from it all.

Fantastic 3-night stay we would have loved to stay longer. A warm welcome with homemade elderflower ice-lollies wS the perfect start. Spent our time doing very little enjoying the peace and quiet of our own meadow. Spent the first morning at the Pooh stick bridge and then couple hours perfecting stone skimming technique in dappled sunlight completely undisturbed. We lay in the tree net and hammocks reading and snoozing. Cooked on fire pit, perfecting our smores and after board games enjoyed a fabulous view of the partial eclipse. Second day visited the lake and hired paddle boards/kayaks and walked around the lake before more s’mores and board games. All came home very relaxed and rejuvenated. Keith and Ginette were excellent hosts and even brought a baby rescue hedgehog for our daughter to see and hold. We were made to feel very welcome.

A wonderful stay at Prudence. We stayed with our two boys aged 3 & 5 who had a great time, catching grasshoppers, watching wildlife, and toasting marshmallows. A trip all children deserve, away from screens and electronics. Facilities were great, everything you need in the kitchen area and the boys loved the sleeping den in the caravan. Would definitely return!
