Overview
Deep in the Baxby Manor estate, half a mile from the main house and much further from everyone else, a long boardwalk weaves through the woods to the shingled and turreted Rufus’ Roost.
The fairy tale house is full of surprises, from the floor-to-ceiling windows that fill it with light, to the low mezzanine double that’s a scramble up into the attic, while the double bedrooms downstairs are more accessible. You’ll find the modern kitchen and bathroom easily enough, and the pizza oven outside with a little exploration and you’ll eventually discover the tunnel to the reading nook. Out on the veranda, nature has a good go at rivalling the surprising revelations of the space. Sit quietly and you’ll see deer and badgers in the woods below. Time your walks right and you might catch sight of kingfishers and otters down by the river and bats out hunting at dusk. When night falls, spend the evening spotting stars from the hot tub amongst the tree canopy.
This is a place to wind down, reconnect with nature and take it all in. The abundance of wildlife on the land around you is no accident. Owner Barney Smith is the fourth generation of his family to care for the estate, planting hedgerows and forests where nature can flourish. To ensure this space remains a haven of calm, the owners ask you abide by the ‘no noise between 10pm and 7am’ rule, helping keep Baxby manor as a place to relax, restore and revive yourself. There’s enough wildlife and walking on the estate itself to keep you busy for days, but the North York Moors and the Dales are nearby for even more dramatic hiking. In the other direction is Malton, a town saved by a love of food and now a hub for local artisans and producers. A day spent wandering the old town and tasting everything on offer will leave you happier and a little heavier than when you arrived.

The nearest train station is Thirsk (10 miles). From here, you can get a taxi to the space (20-minute drive). Ensure to pre-book prior to arrival.

From the North - A1/A19 to Thirsk, follow signs to York. Turn 2 miles on left signed Husthwaite, Coxwold and 12th century church. Entrance to Baxby Manor is 2 miles on left, opposite a cemetery and immediately before the village sign of Husthwaite. ‘MANOR FARM’ in Carlton-Husthwaite (with a tractor on the sign) is the WRONG entrance! It may look like a perfectly well maintained tarmac road but beyond the farm it deteriorates RAPIDLY and if you manage to get past the farm you WILL ground your car and get stuck further on!

Meet your hosts
Meet Barney
Having set up The Hideaway at Baxby Manor in 2012, Barney wanted to share what his family had created with others. Preserving the environment here at Baxby Manor is important. The family has been involved in farming since Barney's great great-grandfather arrived here many moons ago, but unlike many farmers who over the years have ripped out hedges and trees to make way for crops, they have planted them! In the last 20 years, they have planted over 25 acres of woodland, carried out extensive conservation work on the hedgerows and are recognised for their large numbers of small bird and wildflower species. Having something to show and share with future generations is really important to them.
Wildlife & environment
When they built The Hideaway in 2012, Barney installed a biomass boiler to heat the water for the showers and installed a Heat Recovery Ventilation system to make sure nothing goes to waste! Caring for the environment should also include the avoidance of light pollution, so the outside lighting is minimal and uses LED’s.
The electricity is 100% Green and supplied by Octopus Energy.
There is also an abundance of wildlife such as deer, badger sets, bats, otters and much more!!

Another amazing 4 day break in the most beautiful Tree House ever. Lazy days spent chilling out and walking through the most charming villages. Hot chocolate in front of the log burner when we got back then Pizzas cooked on the terrace outside. To finish our days we enjoyed sipping our champagne in the hot tub. Heaven.

This is one of the most unique places I've had the pleasure to stay in. The information provided by the owner prior to arrival was excellent, parking was close and secure, the Treehouse itself is incredibly secluded and authentic yet completely modern. Heating, lighting and all facilities are excellent and everything from how to use the hot tub to the best walks and pubs in the area are provided on an interactive tablet. The boardwalk and other external parts of the Treehouse are lit up at night and provide an excellent backdrop for a cozy evening around a fire, in the hot tub (with bats and owls overhead every night) or inside with the log burner and TV. The slide down to another room was a great touch. The beds were very comfortable and were perfect were waking up to wildlife outside the window. We didn't actually leave the immediate vicinity for the first two days having brought plenty of food and wanting to escape for a while! I selected this location as I thought it would be a memorable place to propose - the photos, as beautiful as they are, don't do it justice and we will be returning when we can to enjoy the memories of our engagement in true luxury.

Beautiful setting and a wonderful treehouse to stay in. Could not fault the whole experience. Views overlooking fields and the countryside. Very comfortable with plenty of room for all of us. We'd love to come back, especially thinking in the winter as the views would be outstanding.

The treehouse is absolutely stunning, its interior is luxurious as well. It’s been such a relaxing 4 days in Rufus Roost, lighting a fire every day, being out in the middle of nowhere, peaceful and relaxing, going in the hot tub underneath the stars in the evening. It was wonderful.

I can't think of a better place for a group getaway in winter! We felt like we had the whole estate to ourselves as didn't see a soul during our stay. We walked into the warm treehouse to the sound of jazz and right away felt like we had found the perfect place to bed in for a few days. We spent our time soaking in the hot-tub, cooking up feasts, we had a cosy movie night and a competitive board game night, we went on woodland walks and just spent time enjoying each others company. Already planning when we can get the gang back together and get back to Rufus Roost next year!

We had really high hopes for Rufus’s Roost after ogling the pictures for the good part of a year - and it did not disappoint! The house itself was so beautifully designed and maximized the outlook onto rolling green farmland. It had absolutely everything for a cosy, relaxed stay in nature - soft comfy beds, a well-appointed kitchen, cosy lounge area with log burner and a hot tub among the trees and surrounded by fairy lights which was perfect for for bird-watching and star-gazing. We were completely enchanted and it was the perfect setting to regroup with friends, play games and enjoy meals together.

We had a magical time at Rufus’ Roost. We went as a couple for what should have been our honeymoon & stayed for 4 nights, we didn’t want to leave! Every detail has been so well thought out & it looks even better in real life than what it does in the pictures. We relaxed in the hot tub with some fizz, made home made pizzas in the wood fired pizza oven, went & sat round the fire pit one night toasting marshmallows and another night we had a short 10min walk to Tomahawk steak house in the village... would highly recommend!! Having a little secret games room & a full private wood makes it perfect for families and we said we’d definitely be back when we’ve got kids!! Worth every penny, couldn’t recommend it more

It was incredible! Rufus's Roost is tucked away in a forest and an absolutely ideal place to relax and unwind for the weekend. I was there with 5 friends. We found the place to be very cosy, well built and loved the mix of quirky natural wood and luxurious modern design, like in the kitchen. We loved the hot tub, although it did take hours to heat up! We spent the whole weekend there just relaxing and enjoying being in a treehouse feeling hidden away from the rest of the world

I stayed in the treehouse on two consecutive trips, one as a guest with friends and then for another two nights with my family. It was lovely on both counts, there was enough to keep both entertained and the hot tub was a hit with both groups.

Our stay at the treehouse was incredible! It was single handily the coolest and most characterful place we've ever stayed. Also a very accessible and well equipped accommodation, with a fantastic kitchen and lots of space, much much bigger than it looks on the pictures. The outdoor areas were amazing also with plenty of logs (was around -4 overnight for us!) to keep us warm! The hot tub and slide into the games room were particular highlights for our aging yet still immature minds! Would highly recommend to anyone!

Upon arrival at the Rufus Roost we were utterly amazed with the thought and effort that had gone into this treehouse, the homely features including the welcome hamper and the log burner really are a lovely touch, we woke up to stunning views every morning and found that the layout of the treehouse was very sociable, the hidden slide and board games also provided entertainment throughout our stay

Our stay at rufus's roost was simply amazing! Sitting in the trees it had a beautiful entrance walkway and on entering the property the attention to detail was second to none. From welcome basket and "alexa" assisting with extra information to the stunning views and exploring allt he little hidden surprise locations 1st impressions compare. The property is well kitted out with gadgets and equipment to make the stay easy and comfortable but does not take away from its rustic and quirky appearance. Beds are comfortable although the top bunkbed is pretty small and could only really fit a child or pretty small adult. Added bonus of the wood burner hot tub was great and added to the relaxing country side break we were looking for. The location is ideal as it has great restraints and pubs near by but also a well kitted out kitchen that meant we could really make the most of the amazing tree house.

Wow! What an amazing, quirky place. I stayed with two chums, for 2 nights, as part of my birthday celebrations. It's such a tranquil place, in the midst of nature. The standard of the accommodation is incredible and so well equipped. We will definitely be back. The sounds and sights of the local wildlife is beautiful. If you want to get away from it all this is the place, but with luxurious touches

We thoroughly enjoyed our few days escape at the Rufus Roost tree house. The owner Barney supplied everything we needed and was always on hand to answer our questions. The house is just as impressive on the inside as it on the outside! The kitchen, bedrooms, and bathroom are all great, and there was plenty of logs to keep the fire going. The wood-fired hot tub was such a treat, as was the wood-fired pizza oven! The views are lovey from every window, you feel very immersed in tree tops. We even had an owl make a nightly visit who perched just above house! I can’t recommend this retreat enough, hopefully I will be back one day in the near future.

Another amazing 4 day break in the most beautiful Tree House ever. Lazy days spent chilling out and walking through the most charming villages. Hot chocolate in front of the log burner when we got back then Pizzas cooked on the terrace outside. To finish our days we enjoyed sipping our champagne in the hot tub. Heaven.

This is one of the most unique places I've had the pleasure to stay in. The information provided by the owner prior to arrival was excellent, parking was close and secure, the Treehouse itself is incredibly secluded and authentic yet completely modern. Heating, lighting and all facilities are excellent and everything from how to use the hot tub to the best walks and pubs in the area are provided on an interactive tablet. The boardwalk and other external parts of the Treehouse are lit up at night and provide an excellent backdrop for a cozy evening around a fire, in the hot tub (with bats and owls overhead every night) or inside with the log burner and TV. The slide down to another room was a great touch. The beds were very comfortable and were perfect were waking up to wildlife outside the window. We didn't actually leave the immediate vicinity for the first two days having brought plenty of food and wanting to escape for a while! I selected this location as I thought it would be a memorable place to propose - the photos, as beautiful as they are, don't do it justice and we will be returning when we can to enjoy the memories of our engagement in true luxury.

Beautiful setting and a wonderful treehouse to stay in. Could not fault the whole experience. Views overlooking fields and the countryside. Very comfortable with plenty of room for all of us. We'd love to come back, especially thinking in the winter as the views would be outstanding.

The treehouse is absolutely stunning, its interior is luxurious as well. It’s been such a relaxing 4 days in Rufus Roost, lighting a fire every day, being out in the middle of nowhere, peaceful and relaxing, going in the hot tub underneath the stars in the evening. It was wonderful.

I can't think of a better place for a group getaway in winter! We felt like we had the whole estate to ourselves as didn't see a soul during our stay. We walked into the warm treehouse to the sound of jazz and right away felt like we had found the perfect place to bed in for a few days. We spent our time soaking in the hot-tub, cooking up feasts, we had a cosy movie night and a competitive board game night, we went on woodland walks and just spent time enjoying each others company. Already planning when we can get the gang back together and get back to Rufus Roost next year!

We had really high hopes for Rufus’s Roost after ogling the pictures for the good part of a year - and it did not disappoint! The house itself was so beautifully designed and maximized the outlook onto rolling green farmland. It had absolutely everything for a cosy, relaxed stay in nature - soft comfy beds, a well-appointed kitchen, cosy lounge area with log burner and a hot tub among the trees and surrounded by fairy lights which was perfect for for bird-watching and star-gazing. We were completely enchanted and it was the perfect setting to regroup with friends, play games and enjoy meals together.

We had a fantastic time. Rufus Roost is very high spec and well equipped. The owner is very helpful and responded to our queries promptly. Fantastic location. Sitting in the hot tub as 3 deer ran by was a highlight!

We had a magical time at Rufus’ Roost. We went as a couple for what should have been our honeymoon & stayed for 4 nights, we didn’t want to leave! Every detail has been so well thought out & it looks even better in real life than what it does in the pictures. We relaxed in the hot tub with some fizz, made home made pizzas in the wood fired pizza oven, went & sat round the fire pit one night toasting marshmallows and another night we had a short 10min walk to Tomahawk steak house in the village... would highly recommend!! Having a little secret games room & a full private wood makes it perfect for families and we said we’d definitely be back when we’ve got kids!! Worth every penny, couldn’t recommend it more

It was incredible! Rufus's Roost is tucked away in a forest and an absolutely ideal place to relax and unwind for the weekend. I was there with 5 friends. We found the place to be very cosy, well built and loved the mix of quirky natural wood and luxurious modern design, like in the kitchen. We loved the hot tub, although it did take hours to heat up! We spent the whole weekend there just relaxing and enjoying being in a treehouse feeling hidden away from the rest of the world
