Overview
The world drops away as you leave the road for the gravel track and wind up through the greenery of the Netherby Estate to where the homely treehouse commands amazing views across the river to the Scottish Border from its secluded outpost. Stroll out onto the elevated walkway to soak up fresh country air, the peaceful rustling of the neighbouring ancient oaks and the trickling music of the Border Esk river. Sheep roam the parkland and dot the fields in the miles of rolling countryside laid out before you.
Fittingly for a place in the trees, the interior is a cosy nest, but with a few nods to home comforts. A woodburner and snug corner seating make downstairs the perfect place to rest adventure-weary limbs, while the modern kitchen means you can whip up a simple meal or a cup of tea and be back out on the balcony in minutes. There’s a double bed in the open-plan downstairs, but kids (minimum age 7) and grown-ups, will love climbing the ladder to the two singles in the mezzanine. Soak in the hot tub and watch the world go by, or put on your walking boots and explore the woodland trails of the estate that bustle with roe deer, bird life and even salmon and sea trout in your gin-clear neighbouring waterway.

M6 exit 44, A7 Longtown, In Longtown take third turning on right by SPAR shop, check your mileage as turning for yurt is exactly 2 miles along this road on the right (no sign). Continue on gravel bumpy drive and you will come to fishermen’s den on left. Yurt is just up a short path.
From the North
Leave M74 at Junction 22, Gretna. Go through Gretna following signs for Longtown. In Longtown, cross the bridge over Border Esk and take first turning left at SPAR shop, then follow directions as above.

From the South
M6 exit 44 A7 to Longtown. In Longtown, take 3rd turning on right by the Spar shop, sp Netherby, Penton, Catlowdy. After approx. 1 mile you will pass a sign on the left saying Crofthead, Netherby Estate Office, DO NOT TURN HERE, continue along road past a white cottage, keep on road until you have past Netherby Hall, large sandstone building on your left. Shortly afterwards, you will see a track to the left with a small cottage. There is a closed gate in between white gateposts saying ‘private’. Please open and then close the gate and carry onto the gravel drive, which is quite bumpy. Go across cattle grid and into open parkland, keep going as far as you can, until the river and bridge are in front of you. Turn right at the sign and you will see the treehouse up the hill in front of you. Open and close gate (important if you don’t want sheep in the garden!) and you are there. Enjoy!
From the North

Activities
At Netherby Estate
There are walks over the estate and an abundance of wildlife to watch.
There is a map here showing a lovely walk around the river Esk. Just cross the suspension bridge and you can walk around the river and up the old Waverley Line in a circle.
Netherby is a country estate, so if you go between fields please close the gates. From time to time there are shooting parties around, but these should not bother you.
The river is commercially let to fishermen from February to end of October, and it is fine for you to walk around on the other side of the river but sadly no swimming is allowed.
Places to Visit
Kirkandrews Church - just across the suspension bridge , visit the church which is open between 10am and 4pm every day. There is usually a service every Sunday.
Carlisle - explore the Border city which is only a 25-minute drive away, with Carlisle Castle as the main attraction.
Tullie House - gives a history of the Debatable Lands and the war between England and Scotland, which the Graham family played a large part in.
Vindolanda - walk along Hadrian’s Wall followed by lunch at the Twice Brewed Inn afterwards.
Beatrix Potters House - head to the Lake District and visit Beatrix Potters' House!
Outdoor & Active
Hadrian’s Wall - starting near Carlisle, enjoy the sections of the wall and other military remains can be seen at Birdoswald.
Kershope Forest - perfect for a hike.

Meet your hosts
Robert and Emily
Robert and Emily live up in North Cumbria with their three sons Freddie, Finn and Albie and dog Mabel. After welcoming guests in B&B cottages at Netherby, the Graham family decided that a yurt would be much more fun, and so set up Netherby Woodland Yurt in a quiet corner of their larch wood.
After two years of planning, Netherby Estate welcomed the addition of Netherby Treehouse in autumn 2017, nestled away above the banks of the Border Esk.
Wildlife & Environment
There is a huge amount of wildlife in the area including red squirrels and roe deer, and you'll hopefully get to see salmon jumping in the river. Also there are plenty of different birds from ducks and geese to buzzards, herons and sparrow hawks. From both the treehouse and yurt you can see across to the Scottish Border and the Langholm Hills, and in the other direction the Lake District.

Absolutely beautiful Treehouse break! Went here with my husband for his 40th birthday and our 8 year old son. The views from the treehouse are amazing and you are literally on your own (apart from the sheep passing by) which my son loved. It's well equipped and directions and handbook are very efficient. Shower is really good and really warm. It was very windy when we went but no issues. We visited the outlet nearby and gretna green! Would highly recommend ! Wished we could have done the walks but the weather was not in our favour.

What a fantastic place to get away from it all. We were kept cosy in the rainy evening playing games, reading books and cooking delicious food. When the sun did poke it's head out it really lit up the surrounding views and the large windows in the treehouse let the light flood in. I loved the decking/boardwalk that led to a secret breakfast spot under the tree, not to mention the hot tub and firepit that helped keep us toasty outside. This treehouse is a very special place, an oasis of calm nestled amongst a canopy of trees.

We had the most amazing stay at Netherby Treehouse. It was in the most beautiful location, off grid but with everything we needed. We enjoyed walks both inside and outside the estate, seeing the cows and sheep daily, visiting the church and sitting alongside the river. We will definitely return in the future - maybe in the winter season to cosy up in!

We had a wonderful stay at Netherby Treehouse with our two children. Set deep in the grounds, you really feel like you are getting away and can switch off for a few days. Our kids loved the their loft bedroom and the hot tub. We didn’t have the best weather, so didn’t get to take advantage of the fire out and BBQ, which was a shame. The treehouse is well kitted out with everything you need. Thank you for a wonderful stay.

I travelled to the treehouse with my Daughter (8) and nephew (11) during the summer holidays. We had a wonderful time and the treehouse was perfectly equipped with everything we needed for our stay. The hot tub was a bit hit and we easy to warm up with all then firewood and kindling required, handily placed when we arrived. The setting is stunning, we had a great time walking by the river and round the fire pit later watching the bats circle the trees. A truly magical place

We had a great time, and made use of the hot tub and BBQ. The hob and oven were hard to use, and it would have been better to have a real kettle, but these were the only downsides, on a generally great stay. We really liked that the fact that we were on our own, and that there weren't lots of treehouses in a row. That was the real USP of the experience.

What a wonderful place to spend time doing nothing! From the sight of this treehouse as you approach it, it gets better when you open the door. Welcoming, warming and cosy. The log burner heats the place in no time, the water pressure for the shower is unexpectedly great and hot. Very comfortable, clean bed, and well stocked with cooking utensils etc. We were left with a bunch of freshly laid eggs by the owners, who had also heated the hot tub for our arrival. Looking forward to going back next year.

My wife and two children stayed for two nights and enjoyed every second of our time here. The location is idylic, secreted on a rise amongst ancient oaks, with the comforting sounds of the nearby river esk and the chiming clock bells in the distance that arrive from over the grass parkland surrounding the site. We enjoyed exploring the suggested walking routes, one of which takes you over a 150 year old suspension bridge that crosses the river. Then making use of the hot-tub, firepit and BBQ each evening made staying out til late an adventure in itself. we were sad to leave, our children loved their time here and I'm sure this place has created some core memories for them.

Wonderful place to stop and switch off from the world. No Wi-Fi, no tv and just us and the surroundings around us was just a tonic for a few nights away. We loved spotting nature as washing up and being woken by bird noise. Enough facilities to make a decent meal and we enjoyed the experience of heating up the hot tub whilst cooking bbq. Lovely nearby walks along river and hardly saw another human whilst in the grounds - was just what we were seeking - peace and tranquility

Lovely wooden cabin in a very remote location. Free from technology. Completely isolated (in a good way). Woodfired hot tub and bbq, what more do you need? Lovely walk down the river and across a suspended bridge. Would recommend. Wish I'd stayed longer.

We had a lovely time, it was great to get away from everything, slow down, and enjoy a relaxed break. We loved the hot tub, the treehouse itself was fab with a slightly quirky design that worked. We loved the change in perspective that being off the ground gave and sitting out to eat when it was warm enough. The hosts were really helpful and looked after us from contact before we stayed to checking that everything went well and being on hand when we had an issue heating the hot tub. The views over the fields were a fab way to wake up, as was the sound of the river nearby. The little touches by the hosts, made it feel just that little bit extra special. The whole place felt well thought out and cared for.

Our family stayed at the treehouse as part of a pre Xmas get away and the location and treehouse itself are perfect. So peaceful and away from the stress of everyday life the 4 of us throughly enjoyed it. We had Xmas lunch by using the excellent facilities and went on lots of walks along the river which was stunning. We will definitely be back.

My partner and I stayed at Netherby Treehouse for 2 nights in middle of June. We were met with glorious weather on arrival and in awe of our surroundings, we felt like small children delving into everything in and around the treehouse. This made it so much easier to disconnect from our busy day to day lives, and immerse in the Tranquility of the Treehouse, it’s surroundings and completely recharge. We thoroughly enjoyed the remote aspect of the location and being in our own company - without distraction, the completely contactless check in/check out, to the location where there was nothing but countryside around us and nature. We took advantage of the beautiful surroundings and explored some of the grounds around us. Come an evening we enjoyed relaxing in the hot tub, playing cards and board games and the comfort of the treehouse it’s decoration and surroundings. We appreciated the small detail in fresh cut wild flowers, home made jam and birthday banner - personalised to our stay.

Absolutely beautiful! The treehouse is very well thought out and tastefully decorated. Everything you need is to hand, it’s super cosy and the hot tub is amazing. The surrounding views are spectacular, it really is a unique place to unwind and relax.

We had a wonderful time celebrating my boyfriend's birthday at the treehouse. It's so impressive and beautiful, we were very excited to stay there. I've always wanted to go to a C&S place and this was perfect as it was near my parents where we were for Christmas. The treehouse itself was totally charming with everything you could want. We stayed cosy by the fire and read, played games, went on a walk across the river by the church (as recommended by the owners) and used the wood-fired hot tub. I'd definitely recommend it, I have very fond memories of staying there.

Netherby treehouse is truly amazing! It’s such a secluded place surrounded by farm land where the only thing you should do is relax. Myself and my partner stayed here for 2 nights, we cooked during the day using all the equipment provided in the kitchen. There is literally everything you need! Had a beautiful soak in the log burning hot tub. Toasted marshmallows inside by the log fire and of course drank a little drink or two. Truly perfect.

We had an amazing stay at the Netherby treehouse. It is such a cosy home with gorgeous views. The bed is really comfy and having the log fire burning while we were relaxing was lovely. We enjoyed walks along the river and bbqing in the evening. And the hot tub is the icing on the cake! We will definitely be back!

The boys wanted a tree house and that’s what they got, as soon as they saw it they didn’t speak about anything else. We had to stay here. It was perfect, the boys could run free while we soaked up the surroundings in the hot tub. Every morning we woke to the grounds full of pheasants and gorgeous crisp clean air. We had some great adventures at the treehouse and sat relaxing by the fire pit in the eve. We would love to go back.

We were lucky to have sunny weather for our first night so we enjoyed a BBQ and time in the hot tub. The second day was very rainy so we had a wee dreich walk over the suspension bridge through a wooded area and then went back to snuggle up and play board games in front of the wood burning stove.

We had a wonderful 2 night stay at the Treehouse. Very secluded location which was great. The treehouse had everything you could ask for, the hot tub was amazing (takes a while to warm up) the views were stunning, had a lovely walk around the woodland and river surroundings (careful of the sheep!). Owners went the extra mile by leaving us a birthday banner, bottle of fizz and some lovely homemade biscuits and jam.

This was our first time booking through Canopy & Stars and we'd wanted to book a stay in a Treehouse. We received a voucher for the website for Christmas so were excited to book an experience for the three of us as soon as we could to ensure availability. We really loved our Netherby Treehouse experience. The owners were very communicative and forwarded information about the local area prior to our stay and welcomed us on arrival. We were able to check in early at 2pm, which was really appreciated as it gave us more time to enjoy the area and the treehouse. There was lovely homebaking left for us and a bottle of fizz for our arrival, which was really wonderful and a lovely start to our Treehouse experience. The accommodation was perfect and the location was idyllic, we loved the walks along the river. The hot tub was a great bonus, although we did need a little help getting this going, but the owners were very accommodating and helped us with this immediately. The beds were really comfortable and the attic room is an exciting and unique space for kids. The wood burning stove was so warm and easy to use and heated the treehouse amazingly. We loved it and would love to return.

Spent a wonderful, relaxing, secluded weekend eating good food, drinking good wine and enjoying reconnecting with each other away from our phones and everyone else! Loved the hot tub, the fire pit, the wood fired stove and everything about the actual treehouse. We watched bats flying above us as the sun set and enjoyed a walk around the nearby river. Loved the hamper of goodies - the banana bread and the jam were particularly good! We told Serena we had just gotten married and were surprised and delighted by a 'just married' banner and a little bottle of prosecco waiting for us when we arrived - very sweet and made us feel special and very welcome. We cannot wait to go back and are already planning our next trip!

Surprise for my boyfriend’s 30th birthday, had the most amazing time here. Just so peaceful and away from it all, in the cosiest surroundings I could imagine. Sitting on the beanbags in front of the log burner playing games and eating cheese and crackers was just bliss! The hot tub was lots of fun once we warmed it up (took a while!) and the estate was just stunning to look out over each morning.

We arrived at this idyllic location to homemade cake and granola and freshly picked flowers . The treehouse is gorgeous a real eye for detail set in its own garden . The hot tub was fired up most nights and thoroughly enjoyed by us all. The shower pipping hot and the beds where to die for. Had the best nights sleep. We stayed 5 days and while you feel like you are in the middle of no where it’s such a good base to visit places. We did hardrians wall and go ape. The locals in the village were so friendly , sharing Longtown history and some amazing local walks and places to eat. The kids played monopoly and board games at night and skimmed stones didn’t miss tv at all ! Haha. The only issue we had is we didn’t stay longer . Would recommend the treehouse to anyone we had the best time .

We had a wonderful time. The treehouse is a romantic idea beautifully realised. It was a joy to be surrounded by oaks and listen to the river in the near distance. The holiday feeling starts with the beautiful welcome treats; the best strawberry jam ever, beautiful strawberries, a very nice bottle of wine and sweet peas. I really enjoyed the riverside walk across the bridge and sitting on the deck of the treehouse with a book. The shower is outstanding and everything is very high spec. Well worth the journey up from Bristol.

It was perfect! I booked it for my mums 60th, keeping in mind that my mum hates camping, this was the glamping of all glamping. It is away from everything and everyone, the road down to the treehouse was a bit tricky and hard to find but totaly worth it because it is so secluded. I would recommend this place to anyone and everyone - it is better than any 5 star hotel in London. It is beautifully designed/decorated and the owners went to the extra effort of leaving us eggs, cake and a birthday banner for my mum, as well as balloons. I didn’t want to leave, when I did, I forgot my camera but they posted it to me and it arrived the next day. I would live there if I could.

Little gem of a place! Our first time stopping in a tree house, The owner was very accommodating and even went out of her way by leaving us granola, home made banana cake and raspberry jam. The estate the tree house is on is just perfect !! Tree house was spotlessly clean on arrival, Nice spot for walkers, we did some walking while we were here which the whole group enjoyed.There has recently been a wood fired hot tub installed which we were lucky enough to use it isn't finished just quite yet but when it is it will be brilliant just like the tree house my friends and i would definitely recommend and we would like to try the yurt next!!

A surprise birthday treat for Mark ...and the expression on his face when we arrived at the destination made the secrecy well worthwhile - he was astonished and really delighted! The Treehouse exceeds expectations, with the design, quality finish and individual design touches combining to ensure a memorable and very comfortable, relaxing stay. The 'isolation' of the riverside setting in open countryside 'away from it all' made it all perfect, whether lying in bed watching the stars, enjoying the coming and going of birds in the adjacent branches, or sitting on the decking and gazing at the sunset.

Netherby Treehouse = A must! Sensational Stay! Couldn’t have asked for a better anniversary surprise. The treehouse is amazing, in the middle of nowhere with everything you need! A short 20 minute drive from Carlisle and the estate is gorgeous! Complete peace and quiet and absolute bliss. We loved it and didn’t want too leave. Sat in front of a log fire reading a book/ playing games. Just the place to unwind and switch off from reality. Highly recommended!

We were warmly welcomed by the team at the Treehouse, the fire was lit and everything presented beautifully, with some lovely homebaked food to great us. Even on a cold winter's day the treehouse soon warmed up and we were lovely and cosy. It is a very private setting with great views of the countryside, and it was lovely to wake up with the sun streaming in and the sound of the river trickling past.

Unforgettable experience, from initial welcome right through to departure. If not exactly as, it is probably *better* than advertised in all ways. Owners very welcoming (even surprised us with home-made goodies, wine and time-filling activities). All needs and wants were somehow anticipated and catered for without asking. Useful maps and local points of interest provided, the blessed wood-burner was stoked prior to arrival and the place couldn't have been more welcoming on our arrival on a frigid November Sunday evening. Fully furnished, including a fantastic collection of modern & older classic books (old paper smell is a rare & nostalgic find these days). Wonderful features and fittings thought, and everything seemed to effortlessly combine into a wonderful ambience and an instant feeling of calm, peaceful, luxurious enjoyment. Just the wooded drive in is enough to excite you in anticipation. Location is stunning all round, and local walks are surprisingly invigorating (sunrises and sets are particularly special). The river Esk runs a few yards away, and the running water is totally soothing. Returning as soon as possible, and for longer!

Absolutely beautiful Treehouse break! Went here with my husband for his 40th birthday and our 8 year old son. The views from the treehouse are amazing and you are literally on your own (apart from the sheep passing by) which my son loved. It's well equipped and directions and handbook are very efficient. Shower is really good and really warm. It was very windy when we went but no issues. We visited the outlet nearby and gretna green! Would highly recommend ! Wished we could have done the walks but the weather was not in our favour.

What a fantastic place to get away from it all. We were kept cosy in the rainy evening playing games, reading books and cooking delicious food. When the sun did poke it's head out it really lit up the surrounding views and the large windows in the treehouse let the light flood in. I loved the decking/boardwalk that led to a secret breakfast spot under the tree, not to mention the hot tub and firepit that helped keep us toasty outside. This treehouse is a very special place, an oasis of calm nestled amongst a canopy of trees.

We enjoyed walks both inside and outside the estate, seeing the cows and sheep daily, visiting the church and sitting alongside the river. We had a wonderful stay at Netherby Treehouse with our two children. Set deep in the grounds, you really feel like you are getting away and can switch off for a few days. Our kids loved the their loft bedroom and the hot tub. We didn’t have the best weather, so didn’t get to take advantage of the fire out and BBQ, which was a shame. The treehouse is well kitted out with everything you need. Thank you for a wonderful stay.

I travelled to the treehouse with my Daughter (8) and nephew (11) during the summer holidays. We had a wonderful time and the treehouse was perfectly equipped with everything we needed for our stay. The hot tub was a bit hit and we easy to warm up with all then firewood and kindling required, handily placed when we arrived. The setting is stunning, we had a great time walking by the river and round the fire pit later watching the bats circle the trees. A truly magical place

The hob and oven were hard to use, and it would have been better to have a real kettle, but these were the only downsides, on a generally great stay. We really liked that the fact that we were on our own, and that there weren't lots of treehouses in a row. That was the real USP of the experience.

What a wonderful place to spend time doing nothing! From the sight of this treehouse as you approach it, it gets better when you open the door. Welcoming, warming and cosy. The log burner heats the place in no time, the water pressure for the shower is unexpectedly great and hot. Very comfortable, clean bed, and well stocked with cooking utensils etc. We were left with a bunch of freshly laid eggs by the owners, who had also heated the hot tub for our arrival. Looking forward to going back next year.

My wife and two children stayed for two nights and enjoyed every second of our time here. The location is idylic, secreted on a rise amongst ancient oaks, with the comforting sounds of the nearby river esk and the chiming clock bells in the distance that arrive from over the grass parkland surrounding the site. We enjoyed exploring the suggested walking routes, one of which takes you over a 150 year old suspension bridge that crosses the river. Then making use of the hot-tub, firepit and BBQ each evening made staying out til late an adventure in itself. we were sad to leave, our children loved their time here and I'm sure this place has created some core memories for them.

Wonderful place to stop and switch off from the world. No Wi-Fi, no tv and just us and the surroundings around us was just a tonic for a few nights away. We loved spotting nature as washing up and being woken by bird noise. Enough facilities to make a decent meal and we enjoyed the experience of heating up the hot tub whilst cooking bbq. We loved the change in perspective that being off the ground gave and sitting out to eat when it was warm enough. The hosts were really helpful and looked after us from contact before we stayed to checking that everything went well and being on hand when we had an issue heating the hot tub. The views over the fields were a fab way to wake up, as was the sound of the river nearby. The little touches by the hosts, made it feel just that little bit extra special. Our family stayed at the treehouse as part of a pre Xmas get away and the location and treehouse itself are perfect. So peaceful and away from the stress of everyday life the 4 of us throughly enjoyed it. We had Xmas lunch by using the excellent facilities and went on lots of walks along the river which was stunning. We will definitely be back.

My partner and I stayed at Netherby Treehouse for 2 nights in middle of June. We were met with glorious weather on arrival and in awe of our surroundings, we felt like small children delving into everything in and around the treehouse. This made it so much easier to disconnect from our busy day to day lives, and immerse in the Tranquility of the Treehouse, it’s surroundings and completely recharge. We thoroughly enjoyed the remote aspect of the location and being in our own company - without distraction, the completely contactless check in/check out, to the location where there was nothing but countryside around us and nature. We took advantage of the beautiful surroundings and explored some of the grounds around us. Come an evening we enjoyed relaxing in the hot tub, playing cards and board games and the comfort of the treehouse it’s decoration and surroundings. We appreciated the small detail in fresh cut wild flowers, home made jam and birthday banner - personalised to our stay.

We had a wonderful time celebrating my boyfriend's birthday at the treehouse. It's so impressive and beautiful, we were very excited to stay there. I've always wanted to go to a C&S place and this was perfect as it was near my parents where we were for Christmas. The treehouse itself was totally charming with everything you could want. We stayed cosy by the fire and read, played games, went on a walk across the river by the church (as recommended by the owners) and used the wood-fired hot tub. I'd definitely recommend it, I have very fond memories of staying there.

Loved the hot tub, the fire pit, the wood fired stove and everything about the actual treehouse. We watched bats flying above us as the sun set and enjoyed a walk around the nearby river. Loved the hamper of goodies - the banana bread and the jam were particularly good! We told Serena we had just gotten married and were surprised and delighted by a 'just married' banner and a little bottle of prosecco waiting for us when we arrived - very sweet and made us feel special and very welcome. We cannot wait to go back and are already planning our next trip!

The stay was absolutely perfect. We got there and it was a lovely clear day where at night we could see all the stars. It was honestly magical. We got a little hamper of food and drink on arrival where the fire was already lit. Great quality time relaxing.

We had the most amazing few days in the treehouse; the fire and bean bags were so cosy and the outdoor hot tub was so peaceful. There was a cake and birthday banner waiting when we arrived which was a lovely touch. We will definitely return to do nothing in the most perfect surroundings.

Surprise for my boyfriend’s 30th birthday, had the most amazing time here. Just so peaceful and away from it all, in the cosiest surroundings I could imagine. Sitting on the beanbags in front of the log burner playing games and eating cheese and crackers was just bliss! The hot tub was lots of fun once we warmed it up (took a while!) and the estate was just stunning to look out over each morning.

We had a magical two night stay in the treehouse with our two daughters. Everything, from the approach to the setting, was well considered. It was an off-grid stay with all of the basic utilities! Lovely hosts, beautifully designed space, gorgeous setting, warm rooms, good shower and just enough of everything we needed - it was fabulous.

We arrived at this idyllic location to homemade cake and granola and freshly picked flowers . The treehouse is gorgeous a real eye for detail set in its own garden . The hot tub was fired up most nights and thoroughly enjoyed by us all. The shower pipping hot and the beds where to die for. Had the best nights sleep. We stayed 5 days and while you feel like you are in the middle of no where it’s such a good base to visit places. We did hardrians wall and go ape. The locals in the village were so friendly , sharing Longtown history and some amazing local walks and places to eat. The kids played monopoly and board games at night and skimmed stones didn’t miss tv at all ! Haha. The only issue we had is we didn’t stay longer . Would recommend the treehouse to anyone we had the best time .

We had a wonderful time. The treehouse is a romantic idea beautifully realised. It was a joy to be surrounded by oaks and listen to the river in the near distance. The holiday feeling starts with the beautiful welcome treats; the best strawberry jam ever, beautiful strawberries, a very nice bottle of wine and sweet peas. I really enjoyed the riverside walk across the bridge and sitting on the deck of the treehouse with a book. The shower is outstanding and everything is very high spec. Well worth the journey up from Bristol.

It was perfect! I booked it for my mums 60th, keeping in mind that my mum hates camping, this was the glamping of all glamping. It is away from everything and everyone, the road down to the treehouse was a bit tricky and hard to find but totaly worth it because it is so secluded. I would recommend this place to anyone and everyone - it is better than any 5 star hotel in London. It is beautifully designed/decorated and the owners went to the extra effort of leaving us eggs, cake and a birthday banner for my mum, as well as balloons. I didn’t want to leave, when I did, I forgot my camera but they posted it to me and it arrived the next day. I would live there if I could.

Little gem of a place! Our first time stopping in a tree house, The owner was very accommodating and even went out of her way by leaving us granola, home made banana cake and raspberry jam. The estate the tree house is on is just perfect !! Tree house was spotlessly clean on arrival, Nice spot for walkers, we did some walking while we were here which the whole group enjoyed.There has recently been a wood fired hot tub installed which we were lucky enough to use it isn't finished just quite yet but when it is it will be brilliant just like the tree house my friends and i would definitely recommend and we would like to try the yurt next!!

A surprise birthday treat for Mark ...and the expression on his face when we arrived at the destination made the secrecy well worthwhile - he was astonished and really delighted! The Treehouse exceeds expectations, with the design, quality finish and individual design touches combining to ensure a memorable and very comfortable, relaxing stay. The 'isolation' of the riverside setting in open countryside 'away from it all' made it all perfect, whether lying in bed watching the stars, enjoying the coming and going of birds in the adjacent branches, or sitting on the decking and gazing at the sunset.

Netherby Treehouse = A must! Sensational Stay! Couldn’t have asked for a better anniversary surprise. The treehouse is amazing, in the middle of nowhere with everything you need! A short 20 minute drive from Carlisle and the estate is gorgeous! Complete peace and quiet and absolute bliss. We loved it and didn’t want too leave. Sat in front of a log fire reading a book/ playing games. Just the place to unwind and switch off from reality. Highly recommended!

We were warmly welcomed by the team at the Treehouse, the fire was lit and everything presented beautifully, with some lovely homebaked food to great us. Even on a cold winter's day the treehouse soon warmed up and we were lovely and cosy. It is a very private setting with great views of the countryside, and it was lovely to wake up with the sun streaming in and the sound of the river trickling past.

The treehouse is absolutely beautiful. The way it was made is certainly plausable, from the fantastic layout down to all the finishing touches. Perfect for a couple or family with one or two kids. It was great that it was kitted out with cooking equipment and crockery, it’s never ideal when you are required to take your own stuff. Overall an absolutely gorgeous hidden jem!

Unforgettable experience, from initial welcome right through to departure. If not exactly as, it is probably *better* than advertised in all ways. Owners very welcoming (even surprised us with home-made goodies, wine and time-filling activities). All needs and wants were somehow anticipated and catered for without asking. Useful maps and local points of interest provided, the blessed wood-burner was stoked prior to arrival and the place couldn't have been more welcoming on our arrival on a frigid November Sunday evening. Fully furnished, including a fantastic collection of modern & older classic books (old paper smell is a rare & nostalgic find these days). Wonderful features and fittings thought, and everything seemed to effortlessly combine into a wonderful ambience and an instant feeling of calm, peaceful, luxurious enjoyment. Just the wooded drive in is enough to excite you in anticipation. Location is stunning all round, and local walks are surprisingly invigorating (sunrises and sets are particularly special). The river Esk runs a few yards away, and the running water is totally soothing. Returning as soon as possible, and for longer!
