Overview
This colourful wagon once toured the country in a travelling show, but it has settled in a spot that will amaze as much as any act that lived in it. Coppins Farm is a huge rewilding project that owners John and Sharron have entirely given over to Natural England. It bursts with wildlife and soothes with a rare peace that’s more than just getting out of town. The wagon has been tended as carefully as the land, with a sensitive refit that retains its original charm but adds a wood-burner as well as a modern kitchen and bathroom. In the bedroom, the top bunk is for the adults and the bottom one for the kids, while the raised deck outside is a lovely sun trap spot for breakfasts or barbecues, with seating for everyone.
It’s outside that you find the real magic of Coppins Farm. The wagon is in a little green world of its own among hedgerows and wildflowers. You’ll feel the bustle of wildlife everywhere and spot numerous birds, insects and animals, with sighting books in the wagon giving you an idea what to look for. There are tiny muntjac deer, foxes, the neighbouring ponies and the resident badgers, who forage nightly across the farm. With a little quiet, a little patience and a lot of peanuts, you can get an incredible close up look at the beautiful creatures. They tend to appear from 11 pm onwards and you can pass the time while you wait for them by borrowing the bat detector and tracking the flickering shapes as they hunt. During the day, stroll the wildflower meadows or follow trails through the Dedham Vale Area of Outstanding Natural Beauty, stopping at the village pub down the hill for lunch or a pint of local ale.

Meet John and Sharron
John arrived at Coppins in 1976 having known the farm all his life since he was a boy. He describes cycling through the myriad of little lanes, dreaming of becoming a farmer in this magic place. John’s journey at the farm started with him renting it for 5 years...he’s still here now!!! There was much work to be done, no shortage of repairs, the farm having not changed much for a few hundred years. Luckily, no hedges had been bulldozed in the period after the war to make way for efficient agriculture. Thus, making the farm an ideal place to plan a conservation wildlife area.
John had always coveted a showman’s living van – the large, purpose-built caravan trailers used as living quarters by fairground and circus people whilst on tour. He found the vehicles visually and historically interesting and at the time, extremely rare, however he never managed to be in the right place at the right time to buy one and instead he acquired an 1888 railway carriage. Within the next few weeks, life took an extraordinary turn and he fell upon not one, but two showman’s vans looking for a home. Not needing them, but wanting them, he decided to act first and think afterwards. He bought both whilst he had the chance!!
Wildlife & environment
Coppins Farm has in recent years been transformed into not only a haven for wildlife conservation but also into a valuable community educational resource and a place for quiet enjoyment of the countryside.
The farm is of great interest to several local natural history groups. In 2002 the Royal Society for the Protection of Birds undertook a bird survey on the arable part of the farm. Plant and bird surveys have been done over the majority of the farm. There is lots of wildlife at Coppins Farm such as deer, badgers, sheep, small mammals, insects and birds (57 species at last count)!! Wildlife conservation initiatives include the provision of bat boxes, door mice nesting boxes and bird boxes.

We had a wonderful stay at this charming rural retreat. Perfect for 5 year old and dog - surrounded by nature and all the excitement of staying in the quirky wagon, with plenty of adventures exploring the surroundings. We wouldn't hesitate to recommend and also to return! The badgers were an absolute highlight...

We had an idyllic few days in the Green Fairground Wagon. So much wildlife around us, we loved the visiting badgers every night, and the horses who were regular visitors over the gate at the end of the orchard. We watched the Perseid meteor shower in perfectly dark and clear skies, with an owl hooting nearby. A great experience!
09/08/2024Kate
We had a fabulous time in this lovely, peaceful spot surrounded by nature. The Fairground Wagon was very comfortable and very well equipped with a lovely, little kitchen area and two comfortable armchairs for relaxing in. Even though the weather was not great we still had a perfect stay.
11/06/2024Deborah
Wonderfully unique place to stay, surrounded by greenery and calming birdsong

12/02/2024Trudi
A perfect stay for peace, quiet & relaxation. The waggon was cute, warm and cosy and had everything we needed for our 3 night stay. As we were travelling, the washing machine nearby was very welcome.
25/09/2023Linda
Wow...quiet, cosy and just how I thought it would be.
10/07/2023Melanie
We had a lovely stay at the Fairground wagon, it was very peaceful and just what we wanted. We walked through the wild flower fields and saw the badgers at night. Our children enjoyed playing outside and spending quality family time together. It was a nice space for our dog to walk around and lovely that so much of the area has been given back to nature.
27/05/2023Denika
Beautiful setting with wonderful walks in the doorstep and within short driving distance. Well equipped wagon and owners provided lots of information on local walks and things to do so you can do which filled our days. We spent our days with lovely meadow walks, visit to Lavenham, Sudbury for the farmers market and walks along the river. When not out we enjoyed sitting in the terrace listening to the birds and watching the wildlife, even had some deer come to visit.
20/04/2023Nicola
We had the most wonderful stay. The wagon is beautiful and so well designed & stocked. The location is so peaceful and pretty. We did wonderful walks each day and really had such a relaxing stay. We would highly recommend this wagon. The hosts are so lovely. We didn't see them (or anyone!) but they were very attentive and responsive which we really appreciated.

We had a lovely peaceful stay in the wagon - it was absolutely perfect. The wagon is super cosy & well equipped, spotlessly clean, and in beautiful surroundings. Everything was covered in the welcome information, and we made use of some of the recommended walks. I only wish were staying longer!
15/11/2021Lizzie
We stayed in the Green wagon and it was absolutely amazing. I enjoyed every minute of it, listening to cow’s, feeding the beautiful horse an apple. The neighbours are so friendly, we had a lovely chat with man who done the electrical work in the wagon.
11/10/2021Kara
We enjoyed our stay immensely.

Our 4 day stay in the Green Wagon was the absolute best - from the wagon itself being a little slice of heaven, to the grounds in which it sits, to the wildlife visiting us (yup, we saw a badger every night, owls and deer!. The area around the wagon is dreamy as well - the very best of the suffolk / essex borderland - we saw 2 beautiful Hare on our travels as well. Everything about the stay was brilliant - from the facilities in the wagon (especially the lack of wifi - which was just the biggest bonus!) to no TV - encouraging the playing of board games, the reading of books and just the watching of nature. We could not have enjoyed our stay more - we also met 2 beautiful shire horses at the end of our garden! Indy our whippet loved it all as well! We will be back again very soon!
07/06/2021Charlotte
We stayed in the Green Fairground Wagon for my birthday, just the two of us and our Labrador Ed. We spent our 3 days sitting reading outside in the sun and by the log burner when it rained and walking in the fields using my new birthday binoculars (!). We saw birds we haven't seen before, fed the badgers each night and said hello to the shire horses in the adjoining field every day. We were very impressed by the standard of the wagon which has been tastefully restored to the last detail. We also recommend the Thatcher's Arms in Mount Bures where we had a lovely lunch outside admiring the wonderful view.
14/05/2021Kate
The wagon and its surroundings are comfortable, quiet, pretty and peaceful. It was very clean. The hosts were great and gave us a detailed email before we arrived, answered a quick query by text promptly and provided lots of local information in the wagon. We saw one of the hosts while we were out walking and he was lovely.

Very tranquil setting. Fully equipped, clean, comfortable wagon. Wonderful countryside to take walks. Successful badger watch at night. Great gastro pubs nearby with covid19 guidelines in place.
15/09/2020Barbara
We had a great time at the Fairground wagon! Very peaceful, lots to do without going very far. We enjoyed one of John's walks from the wagon in the local area, lovely meals at both the Henny Swan and the Lamarsh Lion, toasting marshmallows in the fire pit, looking for badgers and paddle boarding on the River Stour. A quirky place to stay for a peaceful and relaxing break.
26/08/2020Sarah
We arrived on the Monday afternoon and the place was available for us in time and with a seamless check in process. We had a great time for the two days, enjoying the local walks recommended and guided by the owners. Our stay was only dampened by Storm Francis that arrived on our second day.
24/08/2020Sarah
Getting out of London after lockdown and into the tranquil surroundings of Coppins Farm was exactly what we needed! My husband grew up in the area and I in similar surroundings in Australia, so it felt like coming home for the both of us. The Green Wagon is beautifully restored and decorated and has everything you could ask for. We loved sitting out on the deck in the quiet, having young blackbirds visit us with their latest catch and saying hello to the beautiful Shire horses over the fence (didn't see any badgers unfortunately, but they did enjoy the peanuts we left for them each night!). Highly recommend taking the Coppins Farm walk that John has mapped out in the welcome book - amongst the countless other walking trails - it captures Constable Country at its best. Can't wait to visit again.
05/07/2020Danica
We had an amazing short stay at the Green Wagon. We are a family of 4, plus dog and we were very comfortable, cosy and warm in the wagon. The wagon has everything you need, the kitchen is awesome and we even toasted marshmallows on the deck in the firepit provided. We visited East Mersea, after John had told us his reccomendations on the nearest beach for kids and dog. Thanks for an amazing stay!
16/02/2020Alix
Amazing stay, beautiful and quirky place!

What a blissful stay in the Green Fairground Waggon. John and Sharron have pretty much thought of everything. We saw the new year in cosied up by the wood burner with our five year old. Such a lovely peaceful location, brimming with wildlife...although suspect we were too noisy for the stripey visitors. We all loved the Den. Lots to see nearby too even in the depths of winter! We didn't want to leave and hope to return.
30/12/2019Emma
From the moment we arrived at Coppins Farm, to the moment we left, it was so peaceful and relaxing. The owners were friendly and the cabin was comfortable.
06/09/2019Guy
Parents and two children (10 & 14) stayed for three nights. We went on local walks using John's fantastic maps - incredible nature, especially on the farm. We didn't meet a soul on any of the walks. Each evening we had a BBQ in the orchard. It was a wonderful peaceful stay.
04/08/2019Dan
After waiting for about an hour, with the middle bedroom light on and our own room in total darkness, we heard the badger following the trail of peanuts we'd left, that ended in a big pile outside our window. He lay down and got stuck right in!
